I remind the tenant that my cost of insurance, property, taxes, and repairs are increasing. They know it, but they don’t want to acknowledge it. In 50 years I probably lost two tenants due to a monthly rent increase. They just needed a reason. --99.23.xxx.x

Follow your local / state laws on timing, if you have not downloaded your laws since before covid prolly a good idea to check on changes that occured during that time. Due to increase operating costs, rent is being raised 80 or 120 bux monthly beginning xx xx xx date. --76.190.xxx.xxx
