So, since I've always gotten so much good advice here, I am sharing our first and only eviction story.
Bought 4 plex with tenants included. I usually would not do this, but old school owner (well known locally) assured me tenants had been good and this was in the middle of COVID (mid 2020). 3 tenants great, one a bit of a problem at first. We laid down the law and they cried, begged to stay, promised to be good. That should have been a giveaway, but they did pay on time for 12-15 months. Became demanding though, so we gave the required 90 day notice. NYS is so horribly tenant friendly since October 2019. They stopped paying rent and filed Covid hardship, although there was no actual change in their employment status - they were just pissed off bc this was a great rental at below market.
We ended up getting eviction judgment with 5 months lost rent and sold property for big profit, so I can't complain too much, but despite lots of documentation and many appeals, somehow we got denied NYS ERAP payment (they claimed unit was not tenant's primary residence??? and could not be reasoned with)
I just got a mailer from a collections company HK Recovery and we're going to see if they can collect or garnish or whatever. I spoke with them and looked them up. They seem legit.
Tenant has had steady income throughout. They keep 33%. Seems reasonable. Tenant was such a B*tch to hubby (while he was undergoing surgery/chemo/radiation!) that I'd almost pay money out of pocket to have them harass her a bit. I'm getting out the popcorn. Would be great if they could collect anything

At the beginning of Covid i got a bunch of letters from the same HK recovery,since i was bored i did a bunch of them and mailed them off to them.They collected several of them and mailed me a bunch of checkS,keeping in mind it was difficult for them since many were basically uncollectable and i buy a lot of houses with bums so in the process of getting rid of them when i do the eviction in NY the judgment comes as part of the process.I have been reasonably happy with them,if you know where they work and have ss numbers,date of birth etc it should be pretty easy to for them to collect.I will say i had 1 surprise,when the first check came they had charged a fee against what they collected for me for setting everything up that i was not aware of but after that it seemed to be ok. --74.77.xx.xx |

There is a collection agency that is one of the sponsors on this site. You can check on it above under the "Services" tab at the top of the page. Green set of buttons.
If that doesn't meet your needs, let me know and I can send you info for the collector I use. Been pretty good so far, but they charge 40%, so it's a little pricier than the one you're looking at. Payment is on contingency, so if they collect nothing then you pay nothing. All funds received are split between you and them 60/40.

Sid my company charges 30%- charges all court fees and 15% on outstanding debts.
Of course I own the collection company-- different name for that business.
I split mine 50 / 50. 50% goes to my cruise cabin and 50% goes for my wife's. KISS.
I pay 30.00 for a business license as a DBA. I pay 140.00 for a PO BOX. I have a savings and checking acct in the collection company name -=- so I can Legitimize the company-- I say legitimize with a sarcastic tone-- after hearing about these Savings and so called banks like svb and FTX.
Speaking of FTX who's going to pay for the baseball team umpires uniforms this year? since FTX is out? Seems to me the baseball umpires union has some explaining to do. Maybe they shifted some calls for FTX? Think about it!!!!! --108.239.xx.xx |
