I do some concierge things like put out garbage cans if they don't seem to be able to, put packages inside the door during the day if they get one. I take small pets. I feel like I can set the hook with prospects quicker than my regional competitors. While a prospect is waiting for a call back from my competition, they email me and receive an instantaneous video walkthrough along with a pre-showing questionnaire. While my competitors are wasting hours of their lives speaking with every deadbeat in town, my automated system filters out the trash so I communicate with only those that are worth the time, and with people that already know if the property will be a fit for them. Same as Jason I’m able to fill my units quicker than my competitors. I see places sitting for a month while once I advertise mine, usually I have an approved applicant in 5-7 days.
Biggest thing that helped was listening to people here about the lockbox showings. I see my competitors do open houses a couple times a week or individual showings. We also focus on zero vacancy. Our outgoing tenants usually let us know well in advance they are leaving, and work with us to re-rent the place. We offer bird dog fees for locating and signing a new tenant BEFORE they move out. We offer last month partial payment to the actual move out day IF we have a new tenant signed.
This motivates the old tenant to let us do repairs WHILE THEY ARE STILL PAYING RENT and showing the house WHILE THEY ARE STILL LIVING THERE. They also have very positive things to say about the LL to the potential replacement tenants. --69.80.xx.xxx |

I advertise on all applicable forums (Zillow, Zumper, and all their affiliates/syndicates).
Respond to inquiries quickly using automation (similar to Jason).
Screen fast (24 hour turn around or less).
Offer more flexible payments (payday rent plan) for move-in.
Fix maintenance issues faster (1-3 days typically).
Keep properties nicer than 80% of my competition (fresh paint, vinyl plank floors).
Stay on top of rents - Rent? text goes out on Day 1 of past due; eviction filed by Day 7 of past due.
Pursue collections more vigorously.
I thought about getting into the property management biz, but I really don't have the desire to mess with other people's rentals and fight with owners who argue about my ways of doing things. I do things in ways that make sense based on my experience, and it's working pretty well these past 18 years. Also, that would mean managing employees, etc. I prefer the passive side of real estate investing, along with the gains in equity from owning the properties myself. Messing with 50+ units of my own in addition to a full time job keeps me plenty busy, but also provides an awesome "side" income and has built up a very satisfying level of wealth.

I accept large dogs and I accept multi-dog households. It's hard enough to find a rental that takes pets, but most places that accept dogs have a low weight limit. I take Labradors and bigger and right now, I am screening an applicant who has a Great Dane. Although I checked first with my insurance company to make sure the Great Dane had not been added to their list.
However, my policy to never accept cats has cost me a lot of promising applicants. Lots of tenants think that if they want a pet, a cat is acceptable to most landlords, or would be easy to sneak in, so lots of tenants have cats. --76.178.xxx.xxx |

I think I offered the safest places around. Being a former home inspector helps some with this. For example I use extra thick plates on the deadbolts that screw not just into the door frame but also the studs, I had interconnected and hardwired smoke detectors in all code-required places, tested all homes for radon and installed a mitigation system if needed, put up walls in stairwells to basements to prevent falls, used anti slip tape on wood ramps and steps, used mini blinds without cords or at least cut the strings so kids could not reach, wired bath vent fans to the light to minimize mildew issues in bathrooms, and much more. I had a sheet listing all these and would include in advertising.
Some of you might say I can’t get any more rent for this, but that was not my only reason. I did it also for resale….we sold 5 rentals in the past 18 months and we’re not asked to fix a single thing after the inspection…and two of the inspectors commented on the thorough attention to safety. --99.92.xxx.xxx |

I think it is somewhat different reasons for choosing than staying.
For choosing, most landlords here have it broom clean. mine are sparkling clean, painted up, and fixed up. We are friendly and polite at the showing, the PM companies are notorious for coming across as uncaring and rude.
For staying, I make it a point to fix problems fast, maintain good communications, and don't go over the top with fees like most of the big companies. My tenants tend to stay years. --209.205.xxx.xx |

I can keep my costs down and pass the savings on to my "good" tenants. I do my own repairs and remodeling (Licensed Contractor). I do my own accounting and taxes (Have a college degree in business and accounting). I do my own tenant selection and background checks.

Our places are very clean. We accept pets including big ones. We provide all appliances (used) and we maintain everything.
Nothing is old: no carpet, no old paneling (common here) no mold (also common - it's humid) not smelly. We hear from prospects all the time that our places are the cleanest/best they have looked at.
