I have surmised that if you advertise at the lowest price or near the lowest that you will receive inquiries from the very lowest income people in your area. Last year I hedged my bets and stayed middle of the road when I felt my market had peaked and I think I was right. I landed a salaried employee who had their share of listings to pick. But even several previous decades I would have a ton of people who were never going to qualify because my houses were on the lower end of the rent scale. But right now I am offering a house that is way up at the top of the rent scale and I get professionals in there as tenants, doctors, nurses, engineers. Sid’s tenant math is spot on. Oregon Woodsmoke- that is exactly what I am seeing. The apartment itself doesn’t help. It is absolutely stunning. Completely over improved for the area. But, it has always been a money maker. It’s one of the cheapest in town because it is tiny. It is also high end in a C neighborhood. If it wasn’t high end it wouldn’t be worth having. thank god, i was thinking it was me. the tenants i am hearing from are effing dumpster fires and serial movers. two were unable to show rent paid even though they were employed ALL THROUGH the 'rona thing...they just decided to not pay. i called them both cockroaches to their faces and asked why on earth i would do business with them. i know at leasy one got a rental in the same complex. poor sucker landlord was desperate. truly odd times. glad to hear it's going on all over. --75.80.xx.xx
