This is the first vacancy I have had in a very long time. By day 2 of advertising, I had over 70 hits.There are only 2 like properties in this town. This is also one of the cheapest places in town because it is very small. I sent over the prescreening form to everyone and got about 6 back. Holy freaky freak show. What the heck happened in the past few years? The most disturbing thing is that most of the inquiries were from people who barely make more in income than the rent amount. Finally found a “good” applicant and she wants a guarantee that I won’t ever increase the rent. Obviously Im not doing that. It’s a studio apartment and about a third of the applicants say they need more than 2 parking spots. Im not doing that either. Maybe Im priced too low?

I have surmised that if you advertise at the lowest price or near the lowest that you will receive inquiries from the very lowest income people in your area. Agree w Mapleleaf18,This is what I was getting at in the thread where I asked about guarantor qualifications. The tenant pool is shallow. Raising the price might help. Last year I hedged my bets and stayed middle of the road when I felt my market had peaked and I think I was right. I landed a salaried employee who had their share of listings to pick. What I have noticed is that all the listings have new floors, no matter what the rest of the apt looks like or how poorly it's laid out. What's your unit look like? --67.240.xx.xx

Yep, we've been discussing this phenomenon here for the past 2 years or so.

100 clicks = 20-25 pre-screen forms = 8-10 tours = 2-3 apps = 1 qualified tenant.

Your numbers may vary, but they'll look something like that. This is where having a system for quickly and efficiently responding to and rejecting patently unqualified leads is crucial.

Good tenants are out there. Go get 'em!

The tenant pool from regular advertising will not get any better any time soon and will continue to remain shallow.

One solution is to CREATE your own tenant pools which have a continual supply of qualified fish.

Stop the insanity of hoping the tenant pools you are currently fishing in will get better. If that is all you do, you will find that your vacancy times will get longer and longer. --172.56.x.xxx

Year by year Americans have gotten softer and more entitled. All through Covid the tenants were given extra privileges and now they feel they are entitled to that, too. Tenants who would have been OK to struggle through life are now spoiled and demanding.

But even several previous decades I would have a ton of people who were never going to qualify because my houses were on the lower end of the rent scale. But right now I am offering a house that is way up at the top of the rent scale and I get professionals in there as tenants, doctors, nurses, engineers. This time I am getting people on Section 8 who feel that they are just as entitled as anyone else and they deserve to have a house so nice in such a good neighborhood. --76.178.xxx.xxx

Sid’s tenant math is spot on. Oregon Woodsmoke- that is exactly what I am seeing. The apartment itself doesn’t help. It is absolutely stunning. Completely over improved for the area. But, it has always been a money maker. It’s one of the cheapest in town because it is tiny. It is also high end in a C neighborhood. If it wasn’t high end it wouldn’t be worth having. Boy it's a mess out there. Applicants with gang tattoos. Applicants with 4 dogs...applicants fleeing domestic violence. Criminal history. "I'll pay you anything just let me move in". Applicants that screech up on a loud motorcycle.

WHAT THE HELL IS GOING ON? IVE NEVER SEEN IT THIS BAD. Guess it's time to raise the rent. I must be really scraping the bottom of the barrel. So discouraging.

Tenant pool in my area is filled with entitled complainers who want a completely remodeled home consisting of brand new state of the appliances, granite tiled bathrooms, fenced in yards for their pit bulls, private parking, all utilities included all for the price of 700.00 a month.

Most are working g the system so they don't have to work and complain when you have qualifications to rent the property.

No. You can't shove you and 10 family members in a 2 bedroom house.

thank god, i was thinking it was me. the tenants i am hearing from are effing dumpster fires and serial movers. two were unable to show rent paid even though they were employed ALL THROUGH the 'rona thing...they just decided to not pay. i called them both cockroaches to their faces and asked why on earth i would do business with them. i know at leasy one got a rental in the same complex. poor sucker landlord was desperate. truly odd times. glad to hear it's going on all over. --75.80.xx.xx
