Tenant called plumber. He cleared drain to house and toilets are working fine now, ($349 tenant responsibility) BUT, the kitchen is backed up INSIDE the house.

If the sewer line outside the house is clear and nothing was pulled back up once it was cleared, what are your thoughts on the kitchen drains?

It's another $300 to clear the kitchen drains inside the house. I told the tenant that is her responsibility still, as no defects were noted.

I tent to think maybe there was fat poured down the drain, eventually making the drains slow. That could cause the intermittent toilet issues, right?

The fact that the kitchen sink and dishwasher are now not draining despite the sewer being cleared makes me think there is a clog that is specififlc to the kitchen now. --174.238.xxx.xxx

Have you ever seen a case where "old" but otherwise functioning toilets could cause a backup not only to the sewer, but all the way into the house, up to the kitchen drain, and into the dishwasher?

Since anything but roots, defective plumbing, or act of God is tenant responsibility, I feel like plumber wrote his report to try to help the tenant out, if not set himself up for additional work.

He wrote "I also noticed that

both toilets are aged and from 1999. Due to age and poor flush I recommended replacing both of these toilets as the may be part of the reason the home is backing up. Flow was fully restored to all drains except kitchen." --174.238.xxx.xxx

RB, I declined the camera. I doubt tenant would invest as much as the repair or more to prove it is roots if nothing came up.

If you read my follow up, it's also still clogged into the kitchen, so I seriously doubt it's roots if he didn't see anything at the cleanout. --174.238.xxx.xxx

My message kept failing, so when retyping, I forgot to add, it's not like the porcelain of old toilets crumples or warps, making it harder to flush.

Have you ever had problems with "old" toilets causing clogs? That makes no sense to me.

They work fine every time I'm there and we've never had any problems with them until after the tenants moved into the house in August. --174.238.xxx.xxx

Never had a toilet clog without bad decision from tenant putting something down that was not eaten first, same with kitchen drain - grease is not good to a drain but boiling hot water gets it softened enough if no bones, dish clothes or unauthorized waste went down to clog the drain, it really seems like the drain cleaning person did not do well or the tenant put doll hands or socks in the drain while the plumber was putting on his/her seat belt. --76.190.xxx.xxx

Plenty, they moved into the house in August. I spoke with prior tenants and they said they never had any issues other than an occasional need to plunget a toilet, but not frequently at all. --174.238.xxx.xxx

I just had a clogged kitchen line at my own house. What I found was that someone dumped a lot of rice & left over Chinese food into the garbage disposal. Since my DW & I both know better than to put rice down there, I can only assume it was done by one of our recent house guests.

IMO you need to snake out the kitchen drain line then perhaps run a bunch of hot water through it.

As far as his comment that "I also noticed that both toilets are aged and from 1999", I imagine that any toilet from 1999 or early were the 3.5 gallon style & wouldn't cause any issues.

I am on a short list of plumbing contractors used to settle disputes, out of court, between tenants, landlords and contractors.

In most cases it is a combination of events that case a kitchen back up. With the use of my various sewer cameras and knowing all about cooking, drains and disposals, I can allocate who is to blame.

IN MOST CASES people want to point a finger and assign blame, instead of solving the problem.

I had one tenant that would put eggshells down the disposal--maybe a dozen at a time. Clogged the line up really well about 10 feet down the line....

Had another that made "oakum" inadvertently.. Robert J fo CA will know what this is. Turns out he was making "Pot butter" and put the spent pot down the disposal...it really took some doing to get that cleared out. --76.138.xxx.xxx

Having similar problems with tenant who moved in last May. Even though we had been in there cleaning prior to his move in and checked all drains, running them for more than 5 minutes with no clogs. In the bathroom sink and tub drains we found hair, pretty close to the top same color as his. Previous tenant had no problems and her hair was black.

Kitchen drain was always fine. He bought a dishwasher and a few months later the drain clogged. Tenant removed the strainer that prevents any food particles from going down the drain. Our plumber snaked the drain from the top of the snake with his snake. Before we called a plumber, tenant took off the pipes under the kitchen sink and tried to do it from there, put everything back together and called us to say there was a leak under the sink. when we put it back together so it wouldn't leak, we discovered the clog. Tenant acted astonished. We couldn't find the strainer we gave him in either bathroom sink or kitchen sink but had the check in paperwork that he checked off and signed that he received. So on the tenant! And he didn't have to take everything apart for all the work that had to be done by us and plumber. --75.11.xx.xx

I had a friend call me to help with his drain and I swear to God, it was SOLID rice just past the disposal!

Honest mistake for a guy in his first house, cooking and trying to impress his girl.

A week later, nextdoor neighbor calls me over to help. Her drain was clogged with SOYBEAN PODS!!!! I'm like, "WHAT?!?!?! Lady, you're not even TRYING at this point!" --174.238.xxx.xxx

I remove disposals as soon as I close now. Too many issues. Don't even have one in my house.

I have a lot of places with no screen doors. Still have a few with them. I like the idea of saying none available, but I have tenants that really do use them, and correctly.

Newest empty has one in front, where T busted off the closer. The one on the side door is AWOL. I thought maybe I removed it before they moved in but the screen framing is still there and I don't see me doing that. Now I have to look at the pics from the last rehab. --107.147.xx.xxx
