A high end interior designer presented to our LL Assoc yesterday.

She said the COLOR of the WALLS can increase the rent by 15% or more!

I am immediately moving to griege and taupe.

Repose grey has served us well for several years

And it’s still popular in Indiana

BUT...

Buyer’s tastes have evolved, as they do continually, from COOL tones to WARM tones,

including “warm, soft” blue, pale green, (Honeydew Melon”).

Think cozy, comfort, warm fireplace...

Getting away from the grind of the office.

Try dark griege or taupe on doors and trim.

Newer furniture will agree with these colors.

I agree that grey is kind of getting old.

I still like white doors & trim, with my color on the walls.

But, I am making a change. Last year I used repose grey.

When this rehab is done, it will be more griege.

I'm not going to go to peach or green or other "non-neutral" colors - unless it's an accent wall as an anniversary gift - with sufficient rent to cover it of course : ) --68.229.xxx.xxx

Until people start asking, "Can we paint?" again, we'll stand pat with all our light Universal Greys and wait to see what's "the" color then. So far, no one is asking.

Although we DID have a prospect ask at one of our townhouses recently: it's all Off-white for the most part but the main floor is a darker brownish-milky chocolate color (former tenant did it, we liked it enough, we kept it.) Someday that will be painted and when it is MAYBE we'll use a new color. But just like we don't chase upscale appliances, we try to standardize on colors so we are not stocking paint. --50.82.xxx.xxx

Still rockin' the beige since 2008! I haven't found many (any?) Class C tenants who care about color schemes, but on a few occasions I've gotten compliments on my color choice being "not white" along with the "hardwood" floors (i.e. Allure cherry). I smile, thank them, and agree it all looks nice. No need to correct their understanding on the vinyl planks. --184.4.xx.xx

I will add, my 24 year old daughter despises the common grey walls and LVT flooring in apartments and flips, so from that one data point, a good idea to change to a greige or something else --100.8.xxx.xxx

It's gray outside here, all winter, so I don't need to come in from gray weather into a gray house. I did gray on a house I sold two years ago and it sold well. Selling is different than renting out.

The local paint store guy told me that what he is selling the most of is dark colors for interiors. No thanks to that idea.

Colors? Everyone likes color but no one likes the same color. Again, a disadvantage for renting. Put green on the walls and you eliminate all the tenants who can't stand green. No one actually wants Navajo white, but every tenant will live with it. They might complain about it, but they will still rent it. --76.178.xxx.xxx

There was a period maybe 10 or 15 years ago where I swear just about every REO property had some crazy neon color. I was wondering what interior decorator was recommending to banks - I recommend the NEON Foreclosure Green color in the bedroom. --24.101.xxx.xxx

Ray,in the late 90s I was flipping a lot of houses in a not so good neighborhood and i saw a lot of crazy colors,bright green,bright yellow,purple, just terrible, most of them were foreclosures.i wonder if it could have something to do with low self esteem? that stuff took some effort to cover up.Now i am flipping in better neighborhoods and still see some crazy colors but not to that extent.My wife picks the colors and are generally some shade of grey or brown,these houses sell in less than a week.When i am dealing ith painters who are used to working for a friend of mine who has a lot of rentals they get a little grouchy because they are used to 1 can of paint for everything but my wife picks 1 color for bedrooms,a different shade for hallways and a different shade sometimes for living rooms but they sell in a week so it is working --74.77.xx.xx

I’ve gone to white semi gloss on walls, ceiling and trim. Makes painting so much easier. Switched from white doors (always dirty looking) to black. So far tenants have loved it. Last one I bumped the rent up to an amount I thought was too high, competition runs about $850-$900 for a 2 bed 1 bath house. I rented it in 2 days for $975. --24.245.xx.xxx

How do you do touch ups with semi-gloss?

Last year or so I started painting the closets with semi-gloss white. They always get dinged up and I figured this would be a little tougher. No feed back yet as all those tenants are still there. --107.147.xx.xxx

We have been painting all surfaces (except ceilings) with semi-gloss for decades. Touch up is the same as any other paint as long as the color and sheen matches. No issues. --50.82.xxx.xxx

Zero, like WMH said just the same as other touch ups. I put a dab of paint in the middle of the area that is being touched up with a brush. Then feather it real fast in all directions like I’m slapping the crap out of someone :)

Been using semigloss grey color for years and touch ups this way always seem to match just fine. --24.245.xx.xxx

Interesting. I was always under the impression that new paint didn't like to stick to semi-gloss. Also that the sheen would be higher if you did.

I need to check into this as semi-gloss should definitely clean easier and last longer than the other sheens. --107.147.xx.xxx

I tried a deeper shade of semi-gloss for closets in one house because of closets always getting scuffed up. I used SW Urban Putty that could coordinate with the lighter warm neutral wall colors in the rooms. It worked ok, but I will try to go even a little bit darker for the closets next time.

I had used a grey in our own home back in 1995 and kept it until 2012 when everyone else was starting to use grey everywhere. I have a warmer color in our sunlit fireplace room now which I like much better: SW Ethereal Mood. It is somewhat dark and perfect for that room, but I won't use it in other rooms, and definitely not in rentals. (A lighter version of it is SW Jogging Path, and though it is a great color, I won't use that one in rentals either.) --71.246.xxx.xxx
