I just checked. It's a 7+ hour drive for us vs a 4 hour flight with connections. BUT it takes 1.5 hours to get to the airport to arrive an hour early so total 6.5 minimum anyway! Assuming no delays along the way.

Whereas 7 hours is a an easy drive...

For folks who have never been to Columbus, I believe you will be surprised on it. Where places like Cleveland and Cincinnati tend to be consider bigger cities, it is Columbus with the biggest population in the state.

The city is growing - maybe not to scale like Austin or Nashville but that isn't the case for most cities up North. So there are investment opportunities in the city and near by. Ten X has a strip mall with a Tractor Supply and a Wholesaler on the other side of it. The starting bid is only $950,000. Someone with as little as $180,000 in equality in a property could bid on it as the financing on these larger places are easier than the small class C home or duplex that most Landlords operate in.

Good paying jobs and opportunity seem to abound in that city. Lots of insurance companies have either HQ or hubs there. Large brewery on the north side of town too.

That absurd tourist attraction that should bring you to the convention - Corn Hedge and the Early TV museum. Ohio State and it's famous Horse Shoe is easy to find also.

Excellent choice blending appreciation with cash flow in a place with a large airport --24.101.xxx.xxx

It's funny but we USED to care which city the Convention was in - but after we went to a few, all we care about is how easy is it to get to? We never go out at night because so much is going on in the hotel (round tables, drinks in the bar, etc.) that can't be missed.

So for us, it's not WHERE the Convention is from a "tourist" standpoint. Don't care! Comfortable beds and good restaurants in the hotel or at worst next door. That's all. --50.82.xxx.xxx

On a completely unrelated LL fact, but for those of you who may need a neuro-ophthalmologist, O.S.U. has one of the best in Dr. David Hirsh. You will need a referral from an ophthalmologist.

Having worked with eyeballs for 40+ years, I took my wife there which is a 3 hour trip from our house because he is the best.

With that said, when two participants are part of the same household, one person is considered the primary attendee and one spouse or partner is considered the guest. Regarding the Host Hotel, we are still monitoring the response to how many are registering for this year's Convention. I've had people say to me that they think I promoted the Convention in the way that I did as a marketing gimmick.

WMH, those like yourself, who have had the opportunity to meet me, know that I'm a straight shooter and not about a bunch of hype. I sincerely want to use my time only for events where the demand remains high and I can continue to help landlords who recognize the benefits to their business to keep improving even if in little ways. As mentioned in another forum post, little improvements can add thousands to your cash flow over time. For me, instead of waiting two to three months to find out if that demand for the Convention is still high, I'd rather find out right way if we will hold the event.

The initial response for this year has been very promising. If there is anyone still on the fence reading this (or someone that you know), who may decide later, I would encourage you to let them know it would be a good idea to register now, because the decision to move forward is not made on people just saying they may be interested, but actually registering:)

With all that said, we may be able to pull the trigger and sign the contract with the hotel as early as the beginning of the week. If that is the case, you and all those who have already registered will indeed receive an email regarding the host hotel and a link and phone number to call and reserve your room. --184.189.xx.xxx

For those that might think Jeffery is using a marketing gimmick or some type of scam.

Please reread his notice but do so with a pen in your hand. Please take notes on what you are seeing.

He is offering you - Fries with that.

Guess what - is McDonald's a scam or gimmick. McDonald's got to its size by doing what it does best - provide a consentient product at a reasonable price. Any idea how Jeffery got to the size that he has?

He is the real deal.

Nationally the rent collection rate is at only 82%. Sadly there are absolutely thousands of road kill landlord victims each and every month. They are victims because many of them choose not invest in themselves. If you are not willing to invest in yourself, is there really much that ANYONE else can do to help you?

I absolutely wish there was a magic wand that I could have used decades ago. It doesn't exist. You need to either create or purchase systems that will work for the niche that you are working in. Assuming you have the right niche, the right product and the right timing - you can do alright. This is a an honest get rich slow scheme.

Then you repeat it, over and over over again. Each and every time you work your system (Bought or created) more leverage or equity is created. As I look back at some of my early mistakes, I figured I could save myself some money by creating MY SYSTEM........and I did. And it only took me about 15 years. Today O often wonder - How much money did I give up in order to save just a little bit.

Hi Lisa,

What is discussed at the Landlord Convention? Wow.........

That's a question really big to answer in this space, but because you asked and it is a fair question, I will try to give you some of the essence of what the event is all about

Our goal between speakers and all the roundtable table discussions and interactive exchanges is to cover more than 30 different topics relevant to rental property owners. And throughout the Convention, my ultimate objective is to serve as many of those I possibly can, who dare come out looking for ways to become more effective, looking to learn from others and this year who desire to create greater future success.

Therefore, this year, like prior years, the topics will vary because what we put on is what I call an interactive Convention. From the initial meet and greet throughout the non-stop 3 day marathon, I am continually asking for feedback on possible topics to discuss during the convention. (In fact, in preparation, I will start taking for suggestions from those attending BEFORE the event even begins)

I serve as he moderator throughout, and at any time during the event, a new topic may be raised and addressed. Those topics in the past have included every possible topic you could imagine, from automating your procedures, screening, dealing with emotional animals and bedbugs, maintenance upgrades to tricks of he trade, estate planning, ways to raise rent and multitude ways to increase cashflow, courage, short term and extended rentals, non traditional methods to fill vacancies, reduce turnover time and cost, keep ideal residents more than a year, benefit ting from section 8 rentals to reaching higher end markets, collecting judgments, asset protection, how to run aspects of your rental business more effectively, buy more rentals, apartments, commercial property, storage units, financing alternatives and creative deal making, selling properties, retirement strategies, tax planning and more. These topics are addressed from the front of the room or in the round table and exchange sessions in the evenings and/or both.

I will be completely straight with you on speakers. I hand pick some of the most outstanding real estate instructors in the country to teach. And yes some, not all because I want a balance, will have a course that they will make available for 5 to 10 minutes at the end of their presentation. And many attendees who have purchased the courses over the years (as Ray above as addressed) are thankful because they realize how learning from a proven system can save you many valuable years instead of having to recreate the wheel. Many landlords never reach greater real estate success while trying to avoid paying a few hundred dollars because they were turned off by one teacher who graciously shared of his or her knowledge and had something to sell. Instead they missed out on the powerful ideas and concepts even shared during the actual training that could have possibly changed the total trajectory of their future for generations to come.

I know for me, my personal success would be no where near the level it is today without some of the courses I have learned from other speakers who have shared of their proven systems. I should say this as well though, I mentioned I serve as the moderator throughout the event and I have been to events and I understand your concern that you don't want to be sold to; you are coming to learn, and I am too, So I am constantly monitoring the instructors who do have a course for sell, and I have been known over the years on more than one occasion, to go right on stage and stop a speaker right in the middle of their presentation if I feel they are just offering a "tease" of information and not teaching practical, action-oriented concepts (providing meat and potatoes) that will best serve all those in attendance.

With that said, if you are one who will unfortunately let a few 5 minute sales pitches distract you from learning from the many powerful and possibly game changing concepts that the instructors will be sharing, it would be best not to come. IF though, you can stay focused on the prize of creating future success, I guarantee you that you will be able to learn far more than you can absorb and walk away with ideas, insights and inspiration that will make the event worth FAR, FAR more than the nominal amount you invest with your time and money.

And we haven't even begun to talk about all the many ideas and wealth of knowledge and experiences which is shared with fellow landlords in between the meetings, after the meetings, or during the VIP luncheons. Secrets are shared that you won' hear from landlords in your local association meetings because they are reluctant (and understandably so) to share their secrets with other local landlords. However, at the Convention, we can more freely share secrets with rental owners from across the country who are non-competitors:). A large number of previous attendees say that some of the absolute best ideas come from these valuable discussions)

Hopefully, I've given you a little of the essence of our big event and perhaps others who have attended prior Conventions may share a few more thoughts. We would love to have you join us and come ready to get as much out of it as you are focused to bring to it::)

Zero, so glad you are excited about coming. But you should also know that one of the big differences about our Landlord Conventions is that landlords who attend do not come to AND simply sit back in the shadows and listen to the big boys blather on about this and that.

Noooooooo, at this event I am constantly encouraging ALL who attend to blather about this and that and share from "your" wealth of experiences. And because we have ACTIVE participation, brainstorming, sharing of ideas and input coming from everyone, we ALL leave the conference with so many more ideas that we have collectively shared.

So when you come (even as a first time attendee), be prepared to not just hear and benefit from the wealth of knowledge in the room, come prepared to ADD to the wealth and leave with your cup overflowing. Lisa, before I found this forum, I had never experienced any kind of conventions or anything of the like. I can tend to be a little backward and shy. I decided to go to my first one about 3 years ago. Admittedly, I had no clue what to expect or how any of these things worked and I was a nervous wreck. In fact, I almost didn't go. I don't fly anywhere and so I drove my truck the whole 11 plus hour trip. I ended up meeting a lot of awesome people and felt very welcomed. Although I was a bit nervous, I wasn't as shy as I thought I would be, at least I tried not to be.

I discovered that this was a very intense and thought-provoking event. There are several speakers and ideas shared. You can either go to a luncheon, that you can join onto when signing up for the convention, or you can join up with others at lunch time, who go out somewhere to eat. My first convention, I signed up for the luncheon. It was convenient because it was in the host hotel ( now that I know what that is ). You sit at tables with other landlords and have discussions while eating lunch. My second convention, I decided not to do the luncheon and go out to eat with others that did that. Plus, at that point, I had already met some of them and felt more comfortable going out, for some reason. I discovered that I really preferred this way over the luncheon, although it is basically the same idea.

Did I mention that I discovered this to be a really awesome group of people? They are very smart too, much more so than myself, and freely share ideas. Some are funny too. Brad 20,000, may have you stand on a chair and shout FREEDOM! Thanks Brad. I have now got some new friends that I am proud to say that I am friends with. The interaction with like minded people is great. If you arrive early, there will be others there early as well who get together to meet and get familiar with each other. At the second convention that I went to, Plenty, brought the cashflow game and Ray, Hoosier, and myself played against each other while Plenty was the banker. Hay, wait a minute, how come she got control of the money? I got my but kicked, but it was a blast. Like I said, much smarter than myself. I really enjoyed playing that game with them and having lunch with them and others. There are so many good people there.

You might get prepared to not get much sleep. There was a round table event at the end of the day, after everyone ate their evening meal. This was at the first convention that I went to. It was great, but I didn't get much sleep. By the third day you will be tired and you head trying to figure out what to do with all of the information. I am more of a visual learner than a book learner, so the personal interaction and visuals are better for me.

Jeffrey, will there be a round table this year?

There are vendors that set up outside of the conference room, and during breaks or otherwise, you can talk to them and see what they are offering if you want. I tend to hold onto my wallet. I haven't learned so much as what Ray mentioned yet. I am not a big fan of the sales pitches myself, however the convention was exciting and full of information. More than I can ever remember or digest. I haven't learned how to take good notes yet. You might want to take some notes though.

My favorite part is meeting the other like-minded people. Funny thing is, in general, I do not like people. I guess their okay when they think alike. I really do enjoy talking to this group. It is good to learn new things. If only I would have realized that in high school.

I think the price of the convention is reasonable. It is the cost of travel and hotel that I freak out about. I am used to being a penny pincher. Hard habit to break, not that I should.
