I consider pets on a case by case basis. I am not a fan of snappy chihuahuas in general. My concern is that the dog will scratch the 1 yr old hardwood floor I restored, or do other damage. What is your experience?

I dont like those little ankle biters personally but if everything else checks out i think the 2 minute in home inspection is the best way to get the real story,if i can smell a dog in someones house i dont want them moving into my house.I have a 185 pound ST Bernard who doesnt cause any damage so i prefer big ones over little ones --74.77.xx.xx

Tiny dog is perfect. No damage or maybe little tinkles that clean up quick and tenants stay and pay forever if they can find a place that takes pets. Always get flea treatment cost at move-in, the in home -visit- allows you to see what your place will look like in 3-5 weeks, ashtrays? Animal care, furniture care, laundry piles around, overall care, rusty hot rods leaking liquids. So if you are considering in a duplex or apartment I wouldn't do it.

Small potatoes- I have 3 dogs and moved into my current residence 23 years ago,the only place i have problems with my hardwood floors is where the dogs land when they junp off our bed,probably a 2x2 area thathas the poly removed from the dogs landing on the floor,other than that no problems --74.77.xx.xx

Assume they do scratch up the floor...what would be your remedy when they move out? Would you refinish the entire floor? Put down new flooring? In any event, just build that into the rent by charging for the animal appropriately. If you can't charge enough to make up for it, then don't approve. For example, let's say you would have to spend $1,800 on refinishing floors. Assume they will stay 2 years. That's $900/yr or about $75/month added to the rent. Yes, they may leave after 1 year and you won't fully recover...it's a risk.

Also, I had lots of hardwood floors in our rentals. I have done "cheap" jobs to protect them by pouring floor grade polyurethane on the floors and spreading it...with very good results. If you're handy you can do this. The trick is to do it BEFORE the floors are damaged...once the stain itself is damaged it becomes more work. There are a lot of tedious steps to doing what I describe, but it can be done. I did an 1,100 sqft home in 1.5 days...850 sqft of it was hardwood. It's a lot of prepwork and careful planning, but works well...the floors held up for 9 years with lots of animals running around on them. --99.92.xxx.xxx

I pulled up carpeting in this unit a little over a year ago and discovered good tight, but battered maple flooring. I refinished it myself and used commercial grade oil based matte finish poly (28 quarts since you can't get gallons). The floor has 'character' but it is not newly scratched. 1st tenant since refinishing is moving out and is 'helping' me by recommending the prospsect w/ chihuahua.

Little dogs: little bladders, little pees as AllyM says. Little pees EVERYWHERE and owners often don't rush to clean them up as they ARE little...People house-train big dogs as no one wants to clean THAT mess up, but little dogs often seem exempt from house training.

Also little dogs barky barky bark and no one seems to care except the neighbors...big dogs WUFF at a knock on the door or a UPS man, but they don't just sit and bark their fool head off all day for no good reason...

We've always had big dogs. These days I've got 4 "grand-dogs" that come to visit often and one is a little white one and MOG. Sweet dog but NEVER.SHUTS.UP...the next smallest one takes her cue from that and barks way too much, drives me nuts. The bigger dogs are just normal...bark when they are supposed to, otherwise quiet... --50.82.xxx.xxx

I let the prospect know they could apply and there would be an in home visit, ball in their court. I am not a dog person so if it goes for my ankle we're done. I pointed out apt is on a busy corner (harder to fill) and asked if they thought it is a long term fit for them. I avoid perennial movers.

I love it when the would be tenant says their dog would never bite anyone. My reply has always been that if I poke that dog in the eye it will bite me.

Never say never.

I also have zero tolerance for bites. One and done. If I see it or happen to be involved then they are gone instantly. If I hear about it and it is proven they are gone right after. --107.147.xx.xxx
