Ok ... I have a rental that is month to month. I have shown it to three traveling nurses (they want to share the apartment) and are "here" for 6 months and then may be renewed for another 6 months (which is fine since it's a month to month rental).

Their screening came back as a low accept for me (which, before NYS changed it's laws I would require double deposit OR a 1st, last and SD) but now I can't... so I don't rent to anyone that isn't at the "full accept" level of my requirements.

It's basically ALL of their credit reports... slow pay, no pay, repossesion of vehicles. One owns a house and of course they all have the college debt (but not a whole lot). LPNs and whatnot.

No judgements on any of them but a few collections... most are charged off (and recently in the 2021 or before arena).

Rent isn't a lot but I would normally pass on anyone like this but then I'm thinking "well, they are short term anyway".

One apparently has a $50k car loan and they all make $80k a year or more.

Thoughts?

are you negotiating a premium on the short term? This would help cover some of the uncertainty. Would you rent to one of them, because I wouldn't put much stock in them all sticking together for 6 months. What about furnishings? How does each of them explain the story behind their credit report, and more importantly what LL history do they have. If their personal finances are in disarray but the past 3-4 LLs say no problems, then that looks more favorable.

No premium... it is a month to month rental. They actually were calling on a different apartment that is a year lease and asked if they could do 6 months with potential of 6 months more if they were extended (and I may have done that).

The one that is month to month isn't advertised yet because it was just painted and cleaned (and returned to me) and they were the "first showing" because I figured they could look at both then decide which one they liked.

I haven't done anything as far as contacting the previous LL yet because I just got their reports back and they are subpar. I normally just pass... but I don't usually have m2m with someone only looking to stay 6 or more months either (I usually pass on anyone shorter term when I do because I don't want to keep looking - for example construction workers that only want a few months = PASS).

That part is the "new" part... but I still don't want to get screwed however, being that there are three with really good jobs maybe I can deal with it. --69.201.xx.xxx

1) Stick to your normal standards or you will regret it.

2) Something smells fishy. Regarding them being "traveling" nurses. In my experience (granted, I've only rented to a few of them so far - butI have had discussions with them about how the traveling job works).

I would suspect that they are really local, low-paid CNAs or such - who have heard that landlords like to rent to "travel nurses", so they are presenting themselves that way to try to get an advantage.

You have someone who has a questionable approval, that is looking for additional special consideration - a short term lease.

You have to ask yourself, how is this going to benefit you if you accept them. This time of year, money starts to come out oft he woodwork due to Uncle Sam's generosity with my money. I would wait for a more qualified resident but I want three or more years before I overhaul a place. --24.101.xxx.xxx

I dislike short term rentals because it too much work to show a vacant apartment, run the background checking and hook the fish. Instead I like them whey are a homebody and stay 5 to 11 years. --47.149.xxx.x

As I stated ... this is actually a month to month rental so please keep that in mind when you are stating they are asking for me to change my terms... they did on the lease but I showed them the month to month so it's a mute point.

The one owns their own home (validated) and purchased a few years ago. Another one lives with her sister in a rental (confirmed from manager). The third one I haven't heard back as of yet but two are working for the same company and the other one has been working for either corrections (as a nurse) and now is working with the hospital.

I'm assuming they met at the hospital (I didn't get into that with them). They are all from Rochester area but have worked all over. I don't know how long they've been nurses... it could be any reason why they are having trouble with their credit.

Typically a "low accept" for me means we'll get paid ... it just could be slow... and it's usually only one person (maybe two if a couple but it's usually one with a good job and one either without a job or is hit or miss with one) but with three of them I don't know if that would be a complete issue and with the rental being a month to month... we can just end it.

I don't know... I want to do it but I don't... I probably won't though. I was looking to see if anyone from NY had any thoughts as we are in the same boat with the rules. --69.201.xx.xxx

If they did not pass your screening they are denied.

Don't be dazzled by the "Travelling Nurse" moniker.

BTW the travelling nurses who cared for me were making $2000 a week PLUS grabbing extra shifts.

MTM does not mean you only want 6 month residents. Spend yout time looking for long termers or charge extra for short term.
