My plumber suggested I look into leasing to travelling nurses. He told me about someone in my town who I know that is crushing it. Is anyone here in that space? I'm trying to figure out how to line them up and lease to them, best practices, etc. My immediate goal is to figure out how to find the nurses to rent to.

I've had success with them but they find me. Many people don't like them because they may end up moving (if you are looking for year leases they typically don't want those) however, I've had a couple that are in one of my apartments now and they've been there two years and the renewal comes up in May. When I spoke to the one he said the gf travels so I think they are now seeing my rental as "home base".

They typically look for month to month or short term rentals I believe (like 6 month) so if you don't like those or are like most/ many people that even though you have month to month you are really looking for low turnover, then it probably isn't for you. --69.201.xx.xxx

I have recently been motivated to look into renting furnished units (like the way airbnb units are completely ready to go). This is a result of a conversation I had with a traveling nurse.

They seem to have a financial incentive to do the traveling gig since they do make more money. However, they seem to be stable people. You can also do the same with other types of health care providers since some of the others including doctors do traveling.

The one I spoke to used 2 main sources to identify housing.

--furnished finders

--airbnb

I haven't used either source yet but I have heard airbnb has some negatives.

I would think the main issue is whether there are hospitals in the vicinity of your rentals and also what the job market is like for nurses in that area. This is because the reason they seem to have work available for traveling nurses is because of shortages of nurses.

If you have the busline to a hospital or 2 just advertise 1 time, as the name implies you have to furnish it - rent becomes 4 - 5 times what you get renting out a empty place that gets logs, frogs and dogs that destroy the place. --76.190.xxx.xxx

I have hosted several. Most have 12 week contracts. They find me via Furnished Finders and Airbnb. I prefer using FF and them paying me directly and with my own small contract. I find they are responsible, neat, rule followers and take good care of the property. It seems to be slowing down in my area, so I am not sure I'd dedicate another property to it. I give a good discount for longer than 28 day stay compared to my Airbnb rate. (60%) --64.184.xx.xx

BRAD is absolutely right. I completely forgot about that part of the conversation I had with the traveling nurse.

She definitely mentioned she used an agency.

You could do search for something like "best travel nurse agencies". Also don't forget that related fields also use workers that do the travel gig so some agencies might have broader spectrum of available people.

So if agency arranges housing, you want the agency to know about you but most important would seem to be if the agency has job requests from employers in your area.

I had one traveler nurse stay in one of my places. 3 month gig. Got about 2.5x "normal" rent. She was awesome! Planted flowers (knowing she was leaving in 4 weeks), took great care of the house, fertilized yard, bought some new decorations and left them there. Would definitely host this particular gal again. Furnished finder is great for this. Airbnb is as well, but Airbnb is getting a bit of bad rep lately. Airbnb is definitely not on the owner's side when things arise, even though they advertise they are. Their Aircover insurance seems to be somewhat worthless. You have to provide all kinds of evidence and fight them to get paid. You all are LL's by trade though, most of the hosts on Airbnb are not. I can definitely see a difference in attitude reading this board and FB groups for Airbnb hosts. Yall don't sweat the small stuff and Airbnb folks get riled up over a broken coffee mug.... --70.179.xxx.xxx

Just remembered...

Most of the places she stayed had long term leases with the agencies. They rent the furnished apt, even send a maid once a week, and just brought in the next traveller as needed.

In one city they simply used a hotel.

She said dogs were popular to combat loneliness. She brought her dog along.

We've done two and they were stellar. We used FF and used our own lease, short form. We didn't do "rollovers" but had firm end dates, after which they would be considered trespassing. Don't know if it holds up under the law, but didn't have issues anyway. BOTH extended their stays with permission and new leases, one extended twice. One brought a dog and her own crate, but we did provide a new dog bed. Don't know if it was ever used.

We furnished according to our taste and a bit beachy so they could enjoy being here and we provided everything except food and maid service. Everything I could think of that you would need in the kitchen and for housekeeping and linens and towels, I even threw in some beach bags and hats...

We would keep doing it but are doing some more modifications to the apartment - dividing the second bedroom off as a separate space - so our friend is moving in for a year or so at a reduced rent so we can continue to work on the place. --50.82.xxx.xxx

Finally home and recovering.

I use mostly Furnished Finder but occasionally AirBnB. Also advertise in all the Facebook groups.

Need fully furnished home, with a queen sized bed and decent furniture. Smart TV they can log into. All the housewares you’d want to cook with, linens, Units need their own washer and dryer. Nice recliner.

Since we specialize in 1-bedroom units, and have a number of newer ones, we have a number of travelers.

It has become more competitive recently, though. It used to be I was the only one advertising on FF in my area, and now I’m one of more than 10.

Additionally, pay and housing rates for travelers have gone down. I’ve had more vacancies than expected for the last few months, after having waiting lists for the last few years. We have been hosting travelers since 2017. --149.76.xxx.xx
