We have one property we have other plans for, so we needed to get the current tenants out. They have been good tenants for 6 years other than sometimes complaining about the recent 10% rent increases I've made the past two years. I gave them notice in early December that they had to be out by February 28th.

They contacted me 10 days ago and said they'd found a new place and would be out by the end of February. I told them I'm happy they were able to find a place in the same school district for their 10 year old daughter, and asked if they were happy with the new house. They said "Well, not really...it's $470 more per month than we were paying you and it's not as nice of a place".

As Brad 20,000 says, it's better to be rich than right, so I elected NOT to say "So now are you going to keep complaining about the 10% rent increases I was making the past couple years?"

Oops...error above...they said they'd be out by the end of JANUARY, not February....and yes they did get moved out and left the place VERY clean...although there are some damage areas. But the cleaning was the best I've ever had from a tenant. --99.92.xxx.xxx

Not for me…no way I’m going to deal with even MORE drama. We have friends with Air bnbs and they have worse nightmares than I’ve ever had. One friend even had a customer shoot a porn movie in their place. She had cameras in some rooms (yes, she discloses it…either they didn’t care or thought they were fake) and had to watch it unfold as she called police. --99.92.xxx.xxx

I can understand and even appreciate your tenants position. Are you happy that you will be paying more in interest now a days than just a couple of years ago?

Its not like someone says - yepipppy, I am paying more.

But their response is one that many many many more other landlords needs to hear. Thank you for sharing that you might have been under charging a long term resident. I commend you for being able to keep them for that long. --24.101.xxx.xxx

Sometimes, tenants ( among others, ) don't appreciate what they have until its gone.

That's why the two month notice of rent increases works so very well. ( credit to Steve, in MA, if I recall.) Gives tenants time to look around, and see that what is out there is just expensive, and maybe its not as well-maintained.

I cannot think of a law forbidding such filming. Wonder what the police did?

When the police knocked on the door maybe the filmers thought they were the next actors.

It’s not so much the illegality, but rather that they violated several Airbnb rules…for example only authorized guests, no public nudity (They were filming in the hot tub on the deck), etc --99.92.xxx.xxx
