So my longest tenant, elderly mother and her adult daughter receiving SSI/welfare are not eligible for S8 after all after supposedly calculating the mother's SS increase 2 months after being told they were eligible. Of course we went through all the baloney of filling out the paperwork, going through the inspection etc.
I thought something was up because I had not received any paperwork from the HA caseworker even though she said she would be sending it.
The tenants are furious but looking at the income chart, they are above the income limit of $32,100 a year (I'm thinking that's last years numbers). Currently they are below market rates but that will be changing once their lease is up this summer.
Personally I'm thinking I dodged a bullet. The utilities that are temporarily in my name will be switching back to them and the rent will increase this summer.

I am finding many lookers who say they are getting a moving packet - they are thinking all along they will be able to get a place I have that has cleaners every 2nd day. Oh that is the best thing since sliced bread, you launder the bedding, I have signed up and everything, I think they pay enough to cover your rent cause utilities are included. We have to wait on approval from housing before we can issue the keys, I know they hardly ever answer the phone so you should go to the office - only see them again at the market... --76.190.xxx.xxx |

Had a similar situation in the hood. Mom wasn't claiming her son's income to qualify for continued S8 payments. When the housing authority found out they BOOTED her out of the S8 program. I got a letter stating this.
BUT WAIT .... in the arbitration process mom agreed to pay a small monthly penalty until the amends were made for her fraud. The son moved out so mom could re-qualify. Funny, cause he still kept "his" BR.
Worked for me .... as I never lost a months rent.
Point being they may need to "separate" temporarily for one to qualify. That splits the income in half. --198.168.xx.xxx |

MC, the caseworker stated they were eligible back in December. Had the inspection on 12/20. Now all of a sudden b/c of the increase in social security payments starting January 1, 2023, they are no longer eligible.
It would seem the caseworker would have known about this increase in advance. It was all over the news. How could the caseworker not know and state back in December that because of the upcoming SS increase, they wouldn't be eligible. End of story. Again, the HA sent all the paperwork for me to fill out and ordered the inspection and reinspection, aka all systems go. --64.246.xxx.xx |

So how did you get anybody to consider fraud? We have a horrible family quite for some time now, they wouldn't pay their rent during all the COVIT times and in fact still have it because the young man was in the military and claims disability due to bouts of depression.. He's got a free lawyer and we have been fighting to get his family removed. We also found out that they applied for RAFT and received over $30,000 to pay their back rent.
He makes $650 per week from the military and his wife works under the table. The rent for this nice large three bedroom apartment is only $1200 per month it included.
When we tried to complain to RAFT that they were taking advantage of public funds, RAFT said that they have the funds to pay out for rent but they don't have resources to check out such things and essentially take the word of the tenant.
We tried to alert the attorney general who now has become the governor they seemed too busy during the election To become involved, so these people are using taxpayers money Taking funds away from people (who certainly could more well use it) to live there and are buying very expensive toys just about every month.

mapleleaf18, I think you said you used to work in S8 or social services so you must be savvy. I guess it is just timing, but they had an award letter and it was rescinded? I guess I would have thought that there wouldn't be a reassessment for another year. I just had a long time tenant get approved for S8 and their award letter says $825. Now they are one person in a 2 Br and the regional chart says a 2 Br is $889. I put that I was asking for $875. So far I filled out a questionnaire (I'm already on file so I didn't have to start from scratch) and got the tax payment statement from my municipality and prepared a lease. Was there other paperwork you had to provide?
Also if you want to help them, wouldn't their income be less on a tax form? If they don't file, it's not too late to file and find tax offsets perhaps to show they really are below the cap. --67.240.xx.xx |

small potatoes, no award letter. this particular HA (small time) doesn't do anything in writing other than all the information gathering (amount of rent, who pays utilities, etc)
I spoke with the caseworker as late as early last week and she assured me that "paperwork is coming and the FMR has been approved."

Around me DSS stated writing letters saying the tenant was approved to have their rent covered, but it didn't say how much and it didn't say it was short term. I had to tell prospects I wouldn't do anything w/out a commitment of numbers on a page. It never comes and converting that to a lease is problematic. I would hope that the award letter means the S8 office won't renege on their end. --67.240.xx.xx |

FredT - reporting my S8 for an unauthorized person would be the equivalent of poking myself in the eye ... with a STICK.
