Owner/managers get into trouble when there is no stability in business acumen, set your -operating standards- Many places are open a half day Saturday. So get a script that covers your application standards, if you are a newcomer to the business you need to download and understand your local and state tenant rules - then the assistive animal conditions that apply to each of the 3 type, getting lost in the aforementioned will have you in court for 10's of thousands in fines and legal fees. Knowledge is power, try to operate quieter and smarter then your applicants and tenants. When you understand the laws in your area and the state/federal rules you will draft the minimum to qualify - we follow the 2009 HUD rule breath easy smoke free housing, looking for credit scores above 625, no eviction leftovers from old landlords - yes we send a letter to your last 3 landlords to verify - part of the application fee - 65bux per person. Complete Credit and Background checks provided by Landlord services. Requiring tenants to provide Bank Statements showing they have a "reserve" to pay rent if they have an emergency or loose their job.

I also like to know their level of education and job history.

Rent receipts are SUPER easy to fake so they mean nothing, unless it's a printout from a big apt complex. Ask for bank statements showing they paid the rent.

There are a ton of sites online to "Make your own pay stub" so TRY to call the employer. Compare the dates and amounts on 2 months of paystubs. We just had someone submit 4 stubs that were exactly the same date and amount. FAKE!

Me? They can look good on paper and pay their bills for a clean credit report, but you will never know if they can care for a home without visiting the INSIDE of their current home. Are they a hoarder? Animal poo on the living room floor? Broken bedroom doors from fights? Kids drawings on the walls? Parking on the grass making mud?

WE do a 2 Minute In Home Visit (Never say INSPECTION) before final approval. We are only visiting that one applicant who has funds and is ready to sign.

Don't be shy. You are going to give them the keys to your $100,000 investment without checking THEIR home??

If you are too shy, hire a realtor for $20-50. You'll be glad you did! Worth the money.

you can do a credit report but if they provide credit karma or their own report you have to accept it. I do a background check which is Transunion's smart move service. For NY it will not provide eviction history (I think) which you can't look at. Many here screen by credit score, but that might really limit your pool. Of course you can set a high bar and then approve downward at your discretion. BTW, you can't charge more than 20 to process an app. One way to screen is to put the minimum monthly income required to rent, and set it as high as you think will get you the desired resident. I want verifiable rental history w/ proof of paying rent (every month for the past 2 years) and want to see prospects w/ at least one year at their current job and prior work history. You can still say no to smokers/ vaping.
