On an earlier post Brad mentioned cops and lawyers would be protcted by source of income laws which i have in my state.Would that be correct? Also could i just say i wont rent to anyone who would have the ability to find my personal residence? cops,DMV employees,lawyers --74.77.xx.xx

Don't know the laws in your state, here we must put in the lease information on who/where to contact for paying rent, making repairs, serving notices, etc. There are ways around that like using Clearnow, lawyers for serving notices, etc.

Ken, you posed your question in jest?

I see the reasoning for shying away from lawyers as I felt that way myself. All of my legal beagals were my best long term residents back in the day, inviting me to come to their current residence for more than a 3 minute walk through.

Not once did any of them use legal authority to force an action from us. You just need to screen them as anyone else. --75.11.xx.xx

I'm not a lawyer but I don't believe the source of income law (discriminating against it) we have has anything to do with Gov't employees, etc. It just means you can't discriminate against their SOURCE of income. Honestly, it's more about retirees, public assistance, etc... I think if one has an actual job and works... discriminate away LOL (just kidding).

You aren't the way I'm looking at it.. it's more of what they do for a living.

By the way... I've rented to a police officer before (he was in a different county) but it was perfectly fine. Actually, I wanted him to bring his patrol car home a few times so the neighbor hood would get better (he couldn't because they aren't allowed to do that). Not getting into a conversation about it... I'm just saying I haven't had an issue with them.

As for finding out who owns a particular property... anyone can if they try hard enough. I've had people reach out to me about property that I haven't even had listed for rent... just sitting vacant and they called me (years ago but still) looking to see if I wanted to rent it out. --69.201.xx.xxx

johnny,my houses are in LLCs and yes anyone can look it up but they will get my office address which is intentional and not my home address.Cops,dmv employees could look up my drivers license and get my home address which i dont want any tenant to have --74.77.xx.xx

We can have 100 good ones but it only takes ONE baddie to ruin your day or even ruin your business.

I rented to a guy working for Dept of Natural Resources. My mental picture was a soft spoken guy who taught kids about birds and racoons.

Boy was I wrong! After he lost his family in a nasty divorce I learned he was a Game Warden, accustomed to CHASING and ARRESTING poachers and criminal activity on state owned land. In MY state a Game Warden is the only person with authority to arrest a State Trooper. Talk about POWER!

He had lots of guns and was a drunk, threatening kids skateboarding in the cul de sac and the neighbors who had to put up a privacy fence and cameras pointed at his house because he would drunk knock (bang) on the door at night.

My son in law was a cop for 16 years. He said they are trained to NEVER NEVER NEVER back down or apologize.

Rented to a paralegal who stopped paying rent. She sicced her high powered atty boss on me with a list of "killer mold" etc. The entire office was there to protect their "work family member." Cost me A LOT of legal money to defend myself.

Just like crazy drugged out residents or prospects, it only takes ONE.

The source of income law is such BS. Some jobs are as safe and stable as can be, while others are volatile. It makes complete rational sense to consider that. Consider two applicants making the same income. One is a capt. in the fire dept., which never lays people off. The other made their money in 2020 and 2021 as a mortgage broker handling mostly refis. What is the chance that the mortgage broker is making the same income in 2023? --73.141.xxx.xxx

Who here would even consider a known street walker if that was there source of income?

Yet - do I put in my adds that I don't want drug dealers or prostitutes? I am sure both of these groups can claim to work very hard......but I am not interested in attracting that specific type of residents and or their friends around my properties.

Other Landlords might disagree though. If you had class D or even class A (since attorneys' would want a top of the line place).

I think by focusing on the class C and B units, you can weed out some of the folks you don't want to apply --24.101.xxx.xxx
