A friend called me today to help evaluate a house,turned out it looks like it used to be a 2 family,with a couple barns,5 acres.Got me thinking if i bought something similar and turned the barn into a couple horse stalls how many tenants are there out there who would be interested in renting an apartment where they could keep a horse and have enough room to go for a ride on the property? how much of a premium could i get for rent? --74.77.xx.xx

Owning a horse is expensive. NOT including boarding, it's estimated between 3-5k a year, I just read that the other day. Board adds whatever boarding costs in your area. It can be a lot.

So you not only need to find someone who wants to have their horse with them but makes enough money to actually afford it. --50.82.xxx.xxx

Horses are very productive animals and their manure after composting is worth a lot. You will need at least 2 acres to keep a horse. They are not apartment sized animals. --216.23.xxx.xx

Will there be an arena for training?

Water at the barn?

A pond?

Automatic fly sprayers?

Fencing on the acreage?

I looked up to rent a stall, it said around $25 per night, depends also on other things, like if hay is provided, water, heated stalls, ect...

Upon further research, it could range from 250-400+ per month, depending. Lots of variables.

WMH,This house is 45 minutes from the state capital with thousands of jobs that pay pretty well and we have a number of barns in the area that get $300-$400 a month for a stall.

6x6 This house would not have an arena,no pond,i would put up a small paddock to get them out of there stall daily.I will provide a stall with water in the barn but not hay and will not feed them or anything like that.I will provide a spot for manure and shavings and can make arrangements to get rid of it periodically.I am thinking that there are plenty of good tenants who also rent a stall somewhere and would love to live with there horse right outside and will pay for it,this would also easily price the apts beyond what Section 8 and welfare would pay and since i cant deny them in my state that would make it convenient since they couldnt afford the place.I wouldnt have much money in the barn or paddock fencing so if i couldnt find a tenant with a horse no big deal the apts would still rent easily.I grew up on a farm and have an animal husbandry degree so it would create no surprises for me,i know what i would be getting into.Assuming i could get tenants with horses they would stay forever ince where else could they find that kind of set up and i doubt they could afford to save a down payment with the costs associated with having a horse --74.77.xx.xx

My sister did a year freelance work in another state and rented, she also took her horse. So it could be a nitch. Maybe even traveler would rent it like Airbnb

Ken,

For years we rented a 3 acre farm - house, barn, and 2 acres of pasture.

Lots of demand.

I installed nice tubular metal gates that disappeared that night.

Get enough deposit to cover cleaning the manure ($500+) and possible mowing ($400) at turnover.

The kind of grass is VERY important to horse owners. Ask around and plant that grass.

Check zoning. Never assume.

The rule of thumb is that there needs to be at least an acre of grass per horse. Otherwise, you end up with bare dirt. Horses graze nearly constantly!

As for riding, many people would want to be able to access more than 5 acres. Are there any public trails/a park where riding is permitted in the area? Going around and around a corral is boring to the animals and the riders. --96.245.xx.xx

Yes, I had a rental where horses were allowed and I always had good tenants in it. Most had horses except for one that had pet sheep. It was an older mobile home in good condition and I didn't get a lot of extra rent for the horses, but the tenant had to put the irrigation water out, which is a bit of a job. They would do it because they wanted the pasture for the horses.

If you are going to put up paddocks, be aware that horses eat wooden fences and they will break and bend cheap metal panels. If you are going to do that, buy high quality powder coated fence panels, such as Powder River. They are more expensive but you won't have to replace them.

Off topic, but I get better tenants in places that have enough off road parking for a boat or small RV. Storage on those things is expensive and it is nice to have them at home, so on-site storage is attractive to the better tenants who can afford a boat or small RV. --76.178.xxx.xxx

Horses should not be kept in barbed wire, so if that is your perimeter fencing, fit it out with electric fence to keep the horses off of it. The electric fence is cheap and you can make the tenants maintain it, which they will do, in order to keep the horses safe. --76.178.xxx.xxx

Stalls - barns - fencing, we used high quality electric fencing - enough acreage - horses and the facilities require a lot more work than you think. I know, had one for years. mostly a pet and expensive to keep. But that was what the wife and daughter wanted.

I would fix the house and advertise the barns as a possible horse stall - possible tenant fix up - or some other type of barn storage. --72.173.xx.xx
