I do have her driver's license that is good till 2029 and I also do have her social security number as well. Detectives can do it. My friend was running a charity and had that kind of service to get information on new hires that were working with elderly in nursing homes. I dont know the name of that service she used and I'm not in touch with her but she found a guy who had hacked my credit card. I had his name from the company he bought things from. The Lawyer just emailed me today and said that he does not do the tracking thing and told me that the private investigator can do that. I knew the private investigator is expensive. I do not know anything about your state so my response may be way far out there.

I also do not know the size of your town or demographics around you.

So what I say may be usable or may not be usable. Get what you can from it.

First, we here in MO could just go to the city and ask if the tenant had any water or sewer bill. Small town, city. It was public information and you could get the info you need. However, the state big knowledgeable laim nuts in our state law making operations stopped that.

We can still get it IF we have their permission. So all my paperwork states they give me permission to ask and receive from city records their current address, water- sewer bills and whatever else they have recorded in city records. Maybe they have a business.

Next we can go to the court house and ask if the tenant has any tax records or pay taxes on personal property items. Cars, boats, equipment. Well, Mr. tax collector, I need their address as I am interested in buying their car, boat, equipment. Tax records are public records. Next go to the assessors office and kind of ask if they own any real estate .

I guess we are pretty loosie goosy here with information. And like I said. If they don’t want to give me permission then I don’t give them permission to give me money to stay in any of my places.

Anna, it is highly likely that even if you could find her - you are not going to get any money from her anytime soon, if ever.

Many of us have stories to tell of $$$$ lost to disappearing or just really bad tenants.

Your money might be better spent having a lawyer draw up a better lease, updating all your pre-screening and application methods, and signing up with a background check service, such as is offered on this site, as well as an automatic rent collection service (also offered here through Clearnow) so that this never happens again. --50.82.xxx.xxx

What are you gonna do if you find her? Sue her? In another state? Are L-T judgements garnishable against wages in the state where she is? Most of us here are just happy to get rid of a bad tenant. We may get a money judgement as a by-product of the eviction lawsuit that we took to get them out, but the chances of collecting on it are slim. Once in a blue moon you get a call from a former tenant looking to clear the judgement, usually because they're trying to buy a house.

In any case, as far as finding them, try Facebook. Try looking for them on Fb, try also looking for anyone they listed as a contact on their application.

Call their contacts from their application and say they left some valuable items and you want to return them, do they know where they are? --73.141.xxx.xxx

You said the tenant did not pay rent, left furniture behind, etc. Did she return the keys to you or in any other way indicate she had abandoned the property? Had utilities disconnected? Did you follow your State's law regarding abandonment? These things should have been taken into consideration before trying to track down the tenant. Many very experienced landlords here have given you advice. Often it's best just to move on and learn from what happened. Screen better the next time and have a good lease. --71.28.xx.xx

If you were able to find the old tenant you would bring them to the jurisdiction where this took place, much like a traveler has to appear in court where the incident took place. Anna, how did you originally find this tenant & did she fill out a rental application? If you have her rental application try reaching out to any emergency contacts, references or places of employment that she listed. You could also fill out a form from the PO to see where her mail is now going. Looking for her on Facebook or asking the neighbors if they know where she relocate might get you some leads.

What if anything does your rental agreement say about tenants not paying rent or abandoning the unit? Are you aware of Indiana's laws regarding tenants abandoning rental property. If not you might want to look into them before you dispose of any of her treasures. In MA we can't just start changing locks & cleaning out a rental just because a tenant appears to have skipped out.

My lawyer said once we find her employment and or home address then lawyer can contact her and then will do garnish her wages and also lawyer will placed her on list that she cannot buy things etc.. that is what lawyer said. .. yeah I do remembered I did contact tenant's ref folks and they all were nice and said she is great renter. My family met her and saw she owns BMW vehicle. We are doing our best to find her and hopefully real soon.

Yeah she left my house key. Yeah the unites were already disconnected. Yeah my lawyer said I am doing the right thing and I have done nothing wrong. My lawyer read the lease agreement and he said that she clearly breech the contract. Yeah I know some landlords just ignore and move on and some other landlords seek and find the tenants. She contacted me and was interested to rent my house, that's how. Yes she did fill out the rental application. I will go back and look for her ref folks and contact them. I gave my lawyer her employment contact info. The lawyer said she did not reply back to him so apparently she left that job place. I should try the PO. I have already tried FB and could not find her. I remembered she told me that she does not use FB. My lawyer said that my lease agreement clearly she breech the contract even her furnitures was left. My lawyer said I am the right thing.

My lease is clear: Requires 4 Emergency Contacts per adult before they get the keys.

Facebook is a good place to start.

Judging by your comments you need to hire an atty to chase this debt. Any good atty can find her.

I can appreciate what you're attempting to do. I have ex-tenants that owe me a substantial amount as well. The problem is never getting judgement. It's always COLLECTING. You can't get blood out of a turnip as the old saying goes. Even if you find her and start garnishment, she can simply move to a new job and then you have to start the process all over again. Starting the process also costs even more money.

My point in all this is be very aware of how much it is costing you. To keep throwing good money after bad is never worth it. Sometimes it would be better to turn over to a collection agency and let them handle it. Even if they never collect, they will get it on the ex-tenant's record and make it hard for them to rent or buy on credit in the future. Only you can decide how much you are willing to risk to possibly collect. The chances of collection are often very low in this business unfortunately.

Please don't read that wrong. I'm not saying don't try. I'm just saying don't throw a lot of good money away chasing something that won't happen. Only you can decide what that number is. Additionally, even if it is you chasing it, your time is worth something too...

Yeah I can see that she may move to a new job and then I have to start the process again. She has 2 adult children (collage ages) I have a feeling that she will stay close to her children... Maybe I should considering turn over to a collection agency and let them handle it so that way make sure that information is on the tenant's record because I do NOT want to see another Landlord suffer the loss of Landlord's money fix up the house etc.. If you have good references contact them with the balance and see where that goes - some of us experienced managers can do our own collections, again it takes time adult beverages and blood pressure to complete the cycle. I have two ways to look in addition to a skip check. First, the ladies in the water department and I give each other forwarding addresses. Tenants want their water deposit back or they give me the address and skip out on the water company. Second, these people tend to have legal woes so I check them out on Mycase, Indiana's online court records. That leads to the address they give the courts. The last time I had a disappeared tenant, she was in prison and yhat's how I found her. --216.23.xxx.xx

Thank you for your reply. Wow. I am glad you found her. I hate that when tenants were or are not honest. I will make sure that any Tenant skip out should be put on their credit report so that ALL Landlords will check and see reports before move in their house. I want to make sure that Tenant will not do that again to other landlords in the future. So how did you go about with the Indiana court records online ? Anna, in all the back n forth here I do not see where you mention that you went to court and received a money judgement against the former tenant. If not then you might be out of luck going to small claims court w/out an address to 'serve' her notice. No one mentioned the service offered on this website that will collect a judgement for you in exchange for x%. Perhaps you should give the judgement if you have one to such an agency as Doogie mentions, and "rent on" as many here advise. interviewing by phone. I Get exact spelling and run them before giving out address. Get all names for women and run different spellings. Past evictions, especially if they lie about them, or previous conviction for violent crime means no address. --216.23.xxx.xx

Thanks for your reply. You did not see anything about court that is because I spoke with my lawyer. So my lawyer said that I have strong case. My lawyer said dont go to small claims and he said going for superior court only if we find tenant's address. I do not know if this website do have service offered on here but I have recently received (from menu box above) a contact person info who can locate tenant's address so I will contact them soon. Which box menu are you talking about a thorough background and check on future applicants (another service offered here). Is it that yellow box that says "credit checks" ? Yes you can click on address data. I once called a sister saying I was in her sister's high school class and wanted to contact her regarding next reunion and it worked. What part of the state are you in?

I do not understand why the attorney would tell you not to go to small claims court and file. Unless damages are above the 10k mark it makes no sense. With the limited info you have provided I would have thought you would have filed for eviction at the least.

I admit that I have held a grudge against deadbeat tenants in the past. Kept me up at night. Really made me mad. I still hate it, but unfortunately it is one of the many costs of doing business.

Get the place rented out again. That is top priority. Then find a better attorney. I use collections agencies as well. They charge a hefty percentage but at this time it seems you want the deadbeat to pay more than you care about collecting it all. That's fair and actually how I do it myself now. --107.147.xx.xxx

I would not mind to get the maximum $10k from the small claim but my lawyer says no go for superior court.. Even if I do it myself I am not sure how to do it because this is my first time. I also use other link searchpeoplefree.com and found her as well BUT it says deceased.. WHAT!!??!! The link you gave me does not say that but the searchpeoplefree.com showing "deceased"... HMMM. How do I find out for sure ? Is there a link to confirm it?
