Sadly had a good tenant non-renew (with plenty of notice.) We don't often lose tenants to other places nearby, but this guy is moving in with his GF so I get that.

He moved out yesterday, and hired cleaners to come in today based on my checklist. It's the 26th. DH already has keys in hand.

Of course it's already re-rented for the 1st. We are trying to think of what we could do to the place with the extra days. Maybe we'll do the kitchen floor. It's in excellent condition but still 1980's faux brick vinyl which has almost come back in style! Nearby Powder Room has newer Allure, we should make them match...

Great room is still laminate from 2005 or so. But it's still in good shape so I guess that will stay again for now. Upstairs is still carpeted in a meh brown - but still in good shape and is cleaned every turnover at least.

Already has ceiling fans, blinds...not much to do...oh we did install a new over-stove microwave, so that's something.

Rent went up $300...to $1700. Still under what some folks are charging, but I think it's fair. And as I've said before, I can still rent to my target markets at that price: nurses, teachers, Coast Guard, local employees. I don't need a bank president who is moving here to look for a house to buy...

Bowing to your crown!

We recently painted an out of date vinyl floor. Bonding primer them porch enamel. Sprinkled with color chips, top coated with clear.

This was an experiment, not a permanent solution. Looks good so far.

Down time is a great time to upgrade appliances. Newer appliances help reduce service calls plus attract the better residents.

True, wait long enough and everything comes back into style - vintage! I just saw butcher block Formica we used in the 70's promoted in a design magazine!

Now where did I put my leisure suit...

We don't do upgraded appliances, Brad. Plain white, no ice makers, stove, fridge, washer & dryer are used (dishwashers and microwaves go in new.)

I don't like stainless even for myself - it never quite looks clean unless it's JUST been cleaned. DH doesn't like black appliances so we stick with white.

I remember we bought a place once with nice stainless appliances. First tenant sucker punched the fridge. Stainless really shows punch marks :( These days that would never fly of course but back then we just sucked it up and replaced the fridge after evicting the tenant. --50.82.xxx.xxx

My house was built in mid 80's had the brick kitchen floor and the butcher block counters! We've changed floors and I do need to do better counters. The rentals always get stuff, and I better hurry up if I want to enjoy any upgrades! --216.126.xx.xxx

When I install a over the stove microwave, I run the power to a new breaker so it won't rip when the tenant is using a toaster and the microwave at the same time. Besides that, you have great ideas. --47.149.xxx.x

If you still have ivory outlets and switches change them over to white.

I just painted a lower end unit and couldn't figure out why it still looked dated, asked my wife to swing by and in 2 seconds she pointed out the ivory outlets. I replaced them all and voila the place pops. For some reason my brain didn't pick up on this one, I've already done most of the other units so I guess I wasn't thinking along those lines. Total time was about 3 hours and about 40 bucks to do the whole house. --209.205.xxx.xx

MikeA I agree - and we replace all outlets, covers and switches with white when we first buy a place. Paint, woodwork and plugs are standard parts of refurbs. So that's been done in this place too.

RobertJ, DH does install the microwaves on their own circuit. The few times he hasn't, he's had to go back and do it later, so now it's part of the install.

DH doesn't want to do the kitchen floor right now, and really, it can be done anytime as it's not an eat-in kitchen, it will never have furniture in it to deal with.

Ah well. I guess the place is good enough as it is. Just hate to waste the free days. --50.82.xxx.xxx

By upgrade appliances I am referring to “newer” appliances.

In Indiana, in nicer homes they EXPECT stainless. Only buy the snide free finish.

We also give the fronts a car wax finish.
