I have a section 8 tenant that lives in an upstairs condo that I own. I recently have a vacancy in a condo that is downstairs. My section 8 tenant who lives upstairs asked me if he could move to my down stairs condo to make it easier for him since he has trouble going up the stairs. I told him yes because he has been with me for around 5 yrs. I am now having seconds thoughts because my down stairs unit is nicer and more upgraded plus I would possibly loose a months worth of rent because by the time he gets the paperwork and things in order it will take some time, plus I would need to get his unit ready. My question is should I let him move down stairs even though it would cost me time and money or potentially start an argument with him or just do what I said I would and let him move down stairs. It may be too late about the move but not the deposit to get into the down unit, can't review the existing place until all packages, food and packages are out - so a complete new deposit will be a requirement, also time to update any animal fees and any lease terms for your area following state/local laws. --76.190.xxx.xxx

When I give my word, I honor it. That said, on occasion tenants hear me say we can discuss the possibility of X at a future date, then they blow it out of proportion and claim I promised them and swore on my granny's grave that I'd do X for them.

This is why everything should be done in writing. And by everything, I mean EVERYthing. People tend to interpret words to their own advantage, and sometimes they'll "fill in the gaps" with their own take. --184.4.xx.xx

He's been with you for five years ... That's a lot of time and money, it's just another way to think about the lost two months rent. Prepare to fix up the upstairs unit to the same quality and ask for rent for the downstairs unit section 8 should pay more. Or he can stay on second floor --172.58.xxx.xxx

Usually when the section eight resident finds out their share of the rent will increase, they suddenly decide the steps aren't so bad. Just cause you offered an opportunity doesn't mean it has to be the same as the old unit --172.58.xxx.xxx

It's Section 8. Let them know that the new rent is higher. They will pay more money, which makes no difference to the tenant because it is not coming out of his pocket.

I'm seeing the conversation.

T: I am struggling with the steps, I'd love to move to the downstairs unit.

LL: We can probably make that happen. Let me finish getting it ready and we can talk about it.

LL does turnover checklist, freshens up the place, then gets out the S8 checklist and does their own inspection. Makes sure it will pass.

LL: OK, the FMV on the rent for this place is $$$. ($$ more than upstairs place) Have you spoken to your S8 case manager about scheduling the inspection? Do you know what your share of the rent will be for the new place?

T: Oh, I though it would be same rent.

LL: Nope, it is a new residence.

T: I'll just stay where I am.

If they do want to move, then make sure you get the MAX rent for the unit allowed by S8, and possibly more than the expected FMV due to factors X, Y, and Z.

Then work on updates to the upstairs unit so that you get more rent for it

No good deed goes unpunished! I had the similar situation, older tenant and climbing up steps. Before I gave an answer, I asked to see/inspect their current apartment. I wanted to see what needed to be done to fix it up and re-rent it.

I noticed I needed to re-paint. Change some of the flooring. Replace the older appliances and window coverings.

So I asked my tenant if they minded that I take the upstairs appliances, blinds and wall to wall carpet and move them downstairs for them? They look at me like I just committed a crime. They wanted an new upgraded apartment at the same rent.

Regardless of how they respond, I say that it makes no business sense for me to spend double the money and only get the same rent.

AND EACH TIME A TENANT MOVES FROM ONE UNIT TO ANOTHER, THEY LEARN THAT MOVING IS EASY AND STAY A SHORTER TIME IN THE NEW UNIT AS OPPOSED TO THE OLD ONE. --47.149.xxx.x

Find out how much Sec 8 will pay before anything. Yes, raise the rent as well. We have never had luck with Ts moving from one unit to another. Always ends up with more work for us. --73.230.xxx.xx
