Having had enough bad experiences with Roaches, how do others deal with the "reason for moving" on the application is a "Roach Infestation" For a quadraplex --73.41.xx.xxx

This means your applicants have such poor "housekeeping Skills", instead of dealing with their "issues", they want to visit them on you and your rental!

I had this happen. I went to see an applicants rental. I saw the following:

1) When they cooked on their stove, they allowed pots to boil over and allow sauce to go thru the grill depositing food inside the frame where roaches could live and feast.

2) They had a kitchen trash can with not lid and left food inside for days allowing it to smell and attract roaches from the outside.

3) They did not keep food covered up, cans, left overs and just have them sit around or stored them in the refrigerator uncovered. Again attracting roaches.

In California, Los Angeles, a landlord has to clean up after their bad tenants. SO I don't let it get out of hand and take action. Giving them a Notice to Perform or Quit -- clean up or get out!

Remember if a tenant calls the right City Department, the landlord will have a short time to call an Pest Control Company clean up. But how can you clean up with you have a barn full of pigs, that drop food on the floor and won't even pick up after themselves. --47.149.xxx.x

If I saw that on an application, I would deal with it by placing it in the "disqualified" pile and look for another applicant.

Even though it could be one of the neighbors who brought them in & lives in squalor - not the applicant who is trying to escape it - they will inevitably bring along some hitch-hikers to my house. Sorry, but no thank you. --68.229.xxx.xxx

Imagine showing up to a job interview wearing ragged, dirty clothing and saying you were changing jobs because your current job didn't pay you enough to afford clean, presentable clothing.

Nope... NEXT!

One of the PHA that I deal with use to require people moving into the PHA's own units to put all of their stuff in a moving truck with several roach bombs for 24 hours before they were allowed to bring anything into their new place. --72.93.xxx.xx

Most likely this applicant moved into the current unit clean and move in ready then lived like piggies and now are ready to move to a new unit so they can do the same to your unit and after it gets uninhabitable they will move on to the next unit in a couple of years, and the process starts over again. PASS! --199.200.xx.xx

Coming out of a 4-plex, the problem might be them or it might be a neighbor. Either way, there will be roach eggs in their belongings that they bring to your house.

You could do the in-home visit to see if they are the slobs. If you take them be prepared to deal with roaches right off the bat. Maybe put out roach bait before they even move in.

This one would probably be a no for me because it is policy to not accept applicants who complain about their landlord. --76.178.xxx.xxx

Steve, the PHA may have realized the truck idea only wasted time when a pest control company informed them gestation on most insects is 7-10 days. --76.190.xxx.xxx
