For those of you who are looking for a place to park your money, it looks like Natural Gas has retreated from the price spike that they had. The price has dropped about 140% as it prepares itself for the pending recession and with the mild winter we have had.
That said - there is a lot of winter a head. I would consider buying more in my next 1031

Filled up a 20 lb propane tank for $21.00 dollars for propane torch. Most countries have taken action to reduce natural gas consumption where conservation has worked in the Eu along with the Eu will no longer require natural gas from the madman. The plan in the house is to get attic temperature the same as the rooms below all year round. Considered buy high efficiency split heat pumps where if temperatures are not too severe will cost less to operate. Heat is like a hole in bucket where if heat loss or heat gain is reduced then a building is net zero no HVAC system required. A demand water heater uses less natural gas then a tank water heater as there is heat loss in standby mode. If have a high efficiency gas boiler then a indirect hot water tank heat loss in standby is lees then one degree per hour. Like kind means exchanging from Real property to Real property. So you can exchange an apartment for a house, a office building for a DST, a storage facility for functioning mineral rights.
What does get tricky is when you buy a place that comes with a business. Say you bought a laundromat. The price might be $300,000. If the value of the equipment is $100,000, then you can 1031 into the other $200,000 - the real estate section of the purchase. --24.101.xxx.xxx |

Natural gas is one of the minerals that is recovered from wells.
If you are interested in tipping your toe into it, the minimum ownership stack is $50,000 so it isn't too big. I would recommend to everyone to only purchase producing wells.
Oil is also available to you, but that price hasn't dropped that much yet. Oil also tends to be a more wild ride. --24.101.xxx.xxx |

I recommend everyone buy some stock in their local gas utility supplier. I just doubled my shares of their stock. Paying that bill is easier when I know I am partially paying myself. The regular dividend checks help ease the pain too.
The local gas utility supplier has changed ownership three times in the last twenty years. Each change has resulted in an increase in rates but also the dividend checks.
Do what you want but paying yourself is a less bitter pill to swallow. You will still have that bill to pay so why not ease the burden? --184.57.xxx.xx |

It goes on schedule E. In the block where you select 1 SFH 2 for Multi, last year it was option number 6 for OGM (Oil, Gas, mineral rights). Other than that, you get a a 1099 telling you how much money you got via direct deposit for the year.
