Need to vent to people who understand. Tenant started going bad so I terminated tenancy. I don’t wait for them to hit the iceberg, I throw them overboard and steer clear of their problems before they become mine. But tenant was smoking pot in a smoke free building. I could smell it from outside so I let tenant know it by text. I did not confront tenant because they are hostile and have already made false accusations. Lille brat is now claiming that telling them to stop smoking in a non smoking building is harassment. Unbelievable.

The only thing I'd have done differently is I would not have given a reason for the non-renewal. Any time a reason is given, they have ammunition to argue, even if their ammo is ridiculous, silly, asinine, irrelevant, etc. No reason given = nothing to argue about. "I am not renewing"... period.

Not sure MA requires you to give a reason, but if not, consider avoiding it next time.

What people fail to understand is that living in a rental unit has restrictions where it can be a free for all. Poeple should be concerned about health where in the future the effects of this there is more knowledge. Lungs are the most important for life. Gotta agree with Sid. During a routine rent hike, I mentioned that the property taxes had gone up about 30% that year. That was a mistake. He sent me 10 or 15 texts complaining about how immoral it was for me to force him to pay MY taxes. To copy WMH, if he had a business degree, he wouldn't be renting from me. --107.141.xx.xxx

I am surprised at how many do not know about the HUD -Breath Easy- order from 2009, I have many apply as smokers and I explain I need a letter from a doctor requiring them to smoke, in over 10 years I have never seen one of these doctor letters. --76.190.xxx.xxx

It's funny, isn't it? Every other business in the world just adjusts their prices and they do not feel obliged to notify us on the reasoning.

When was the last time you went to the store and saw as sign about the number of chicken deaths affecting the price of eggs? Nope, the price just went up. If you wanted a "reason", then you got online and looked up the reason(s) yourself.

We landlords for some reason feel a need to "explain" ourselves. I'm not sure why... We must feel we're special... or we feel like slime and have to justify ourselves? I dunno.

How about: "This is how much rent I want: $XXX. If that doesn't work for you, we're sad to see you go but I'll need written notice to non-renew at least 30 days in advance."

1:) Knocking on door to have tenant move car when blocking driveway. She ignored phone calls and texts so knocking on door was only option left before towing. Should have just towed but I did not want her to retaliate and trash apartment. I’d rather be rich than right.

2.) Other tenants walking loudly upstairs.

3) Asking for unpaid rent. This was apparently REPEATED harrasment because I did it every month.
