Check out our ad for 2 bedroom stucco house for 700.00 on Charlottesville Va Craig's List. Just put Buckingham in search.

The photos are from 4 years ago and the basement door has been replaced since then, need to update the photos but lady is leaving by end of month so wanted to get a jump on what's out there. So far, not much. Not sure of my pricing. We've been getting 650.00 for the whole time, she was good so didn't want to lose her. --47.133.xxx.xxx

Around here very few use Craigslist. SO had called a few "contractors" from there, I looked them up. Most had criminal backgrounds or civil complaints. Many older folks use it.

There was a time I used Craigslist, but I stay clear of it now.

I have found my properties listed for rent, with my photos from a previous post but since have taken down. It was for rent for far less than I normally rent, but contact was not mine.

I had a whole response typed out but lost it Pat. I'll try again:

The ad TEXT is disjointed, talking about the house, qualifications, location, the house, qualifications, all at once. You need a bullet list of WHY someone wants that house (could be super cute, more on that in a minute) not a run-on paragraph with nothing differentiated over anything else.

The PICTURES are WAY too dark and blurry. It needs better photos with some minor staging doo-dahs about: vase of flowers on the counter, no junk on the floor, a bright shower curtain...little things help a lot.

The exterior of the house needs a good pressure washing and some potted plants or something on the porch. Right now it is not inviting.

If the house were ours, the kitchen floor would be replaced, the cabinets would get new hardware (in reality we'd paint the cabinets too) and the walls would be painted to freshen it up. It looks dingy...never good to attract good tenants.

Don't want to be totally negative, but you asked! ;)

We use CL almost exclusively, it totally depends on your area whether it's a good vehicle or not. Zillow is useless to us, FB is okay for word of mouth - to drive them to CL to read the ad! - but it produces nobody worthwhile directly. --50.82.xxx.xxx

WMH makes good suggestions, but for that price It looks great! (at least it would be here).

I have a 2/1 virtually the same size with W/D hookups, fenced suburban lot (much less than 1/2 acre) in Hampton, central heat/AC. Very similar except my kitchen is updated -but not brand new and I have a larger bath vanity.

It's currently rented for $1345.

Oh the price is WAYYYYYY cheaper than anything around here, I agree, so can't really comment on that. We'd be renting that place for $1500 these days, but I would have to freshen it up first.
