What would you do? The house is board up, The water line inside the house is cut off and breakers are pull off ( people that live at the property can

put the water back on and re-connedt the water line ). Tenants and other people that living at the property, keep coming back into the property. They pop up one of the window at the back and get into the house. They have their stuffs ( Ton lot of stuffs ) at the property that I need to keep for them for 30 days. I don't call the police because I did call the police on other property the police told us to re-evict the other people that are not my tenants. I can have the sheriff come back one more time at this property.

The delima here, if I call the police, even the police come and kick those people out. Then I board up the house, they will broke into the house again they don't scare of police. During the writ of possession 5 police came and lock one guy up because he refuse to leave the property.

The other option is to put someone at the property. In this case I need to turn the water and electric back on. Which I don't want to do. A big concern is safety about people stay at the property and during get into and out of the property. I can put video cameras and alarm but these people don't scare.

Sell. It sounds like you own a property that isn't going to bring you any joy or money, so there's no practical reason to hang onto it.

Btw, I'm not giving you advice I myself wouldn't take. I had a fairly nice looking house where the hood went bad over the course of the 5 years I owned it. Had two break ins while it was vacant. Fortunately, our cops will toss squatters on my handyman's word, and he kind of likes helping us boot folks out. We sold it last week, and thanks to the recent rise in prices we doubled our money on it, in spite of the hood's deterioration.

If security will continue to be a problem, then hire someone to live there for $1000 for a month cash payment plus free rent and utilities to act as your security guard, and then get it on the market.

You have to ask yourself;

"Is it worth it?"

Now ask,

"What is it attracting?"

Drugs?

Violence?

People who do not scare.

What's next? Dead bodies? Shootings? Rats?

It burned down because:

fill in the blank.

If you can't secure it, and have squatters, that's a lot of drama.

Even if you have someone there as security, how long will they stay?

What is their security? And for how long?

Your property is at high risk for damage and you for litigation.

Landlording can be hard enough, without police, squatters, and drama. Why invite it?

Sorry this is happening to you. I would take my losses and move on.

It has been a long time since I dealt with this, at the time I would have heavily boarded the rear and side, left it easy in street view and put 2 large dogs inside to defecate everywhere and tear up anyone attempting access - the noise would be clearly heard by others on the street - they might have come over to help. I purchased several homes on a lot from a Bank/Lender, two years after they foreclosed on it. Banks are not required to provide any services, no water, no power, no heating and not to get rid of pests (roaches, rats, etc).

(Important to the story) I went to the various departments and got written permission to buy the property and get 3 to 6 months before any civil or criminal violations will be issued against me. I wanted to make this another "Low Income Property for families".

The day after I purchased the property the Sheriff's showed up with some City Department Employee's and served me with over 200 aged violations.

In the City of Los Angeles, a landlord can not evict a tenant or squatter if there is a single open "Violation". The City/County wanted me to let squatter liver there and have me upgrade the property from a "D" to and "A", or pay each unit/house $20,000 in relocation money!

So knowing what games they City/County play and how tenants/squatters get free legal aid, I had to beat them at their own game. So after 10 days I got a notice, "Fix up the Property or we are going to RED TAG IT!

SO the City then Reg Tagged all of the units/homes on the property and the tenants/squatters could not stay there over night, just come and go to collect their belongings.

So I installed a chain link fence around the property and called the Police on people living in condemned unsafe Reg Tagged rentals. So the property became empty and I then applied for a demolition permit, letting the City and Mayors office know, there were going to be low income rentals, but no one want's to play fair, showing proof that i got permission to "Work" on the rentals and given time to do my magic -- not two weeks, but two months or more.

So once everyone was out and the City was off my back. I fixed things up. Of course the City contacted my mortgage and insurance carriers and the loan was called in and my insurance was cancelled. --47.149.xxx.x

You do not have to "re-evict" (it would actually be an ejection, not an eviction) as long as the intruders do not establish residence. Keep checking and calling the cops so that they are arrested as burglars rather than allowed to stay as squatters. Once they have been evicted, they have no special status and if they break in they are the same as any other criminal.

Also, do a better job of securing the place. You have to be able to seal a place better than a bunch of junkies can do to get by it. As an extreme measure, arm yourself and spend the night there. --73.141.xxx.xxx

Nicole maybe in your state you call them back. Here in GA if after the set out the people of whoever go back in that's B&E aka breaking and entering and you call the police for that.

I had a set out of a tenant in the morning and when we went by at 4 the had moved all the stuff back in. Had to call the police who sent 3 officers and arrested the people for B&E and trespassing. We had put a sign in the window in the morning after the set out WARNING DO NOT ENTER. You will be arrested if you do so yada yada yada. --108.239.xx.xx

You need to bone up a bit on your ACT 129

You specifically are saying 30 days - which is the exact period that you have store presumably the former tenants stuff in a reasonable manner.

So what is a reasonable manner?

During that first two weeks, I would move there items to the front covered porch. Why? They are breaking in for a reason - they need something inside the place - make it easy for them to get rid of the junk so you don't have to. However, immediately after the items start to get tossed to the front yard, these items appear to look more abandoned. You as a a pro-active Landlord who respects the city ordinances on junk in the front yard - it is time to expedite the timeline

After about two weeks (or if the items become front yard litter) I think it is reasonable to store it in a metal container. Here we call them dumpsters. If the folks want to dumpster dive- go ahead.

The bigger concern I have in hearing how this is going is how you tackled them getting their items initially after the lock out. ACT 129 can be your friend during that phase....and it seems like something was missed or not received if you put it out.

You should really let these folks know in advance that after the initial 10 day period, you are obligated to store the items - but they are obligated to pay reasonable storage fees for the service that they are requesting. Loading up a dumpster is going to be costly for you and you should let them know you are more than willing to share this love with them --24.101.xxx.xxx

One out of three is problem looking to start another eviction trash out cycle all over again where thorough credit checks on all adult applicants eliminates the odds of this drama once and for all. First provide photo copied rental applications to them where most of problem never bother coming back as they already know they will not be accepted. Running ads on internet sites is better then putting out a sign. So learning from the school of hard knocks it is not worthwhile. Most jurisdictions rental housing is not expanding as population is increasing so vacancy rates are at zero or one per cent on and off. Most of the problem tenants are really having difficult to start another eviction trash out cycle all over again. So prevent is the best option. Drive by a rental complex where see the drama where seen police called there many times where they cost of running thorough credit checks not worthwhile where it is like spending pennies on dollar. Unpaid utilities and unpaid rent go hand in hand together along with other unpaid bills. Had many say they were going to human rights where told them to contact credit bureaus then fix there negative credit where they owe thousands in judgements. I had a similar situation once. Pretty sure they were dealing drugs out of the house before the eviction and writ. They kept breaking back in - likely for hidden drugs and not their personal belongings. I boarded the house up securely for a month until I was sure they weren't coming back. Eventually remodeled the place and have kept good tenants in there since.

In my state, we only have to store what is not considered trash for 30 days. Whether that determination is up to the Landlord or not is not clear. I don't want to store it in the house for several reasons. They break back in for stuff and you cannot get the house fixed up and rented out again. Last time, I stored stuff in a storage unit. They never contacted me for their stuff and I sold most of it on Facebook marketplace to recoup a bit of my losses. --99.196.x.xxx
