On my other post, you said you use furnished finder's screening service.
Please tell me what screening they do and what information you get about the applicant.
Like, do they give you their opinion about the person, or provide facts like their credit report for you to see & judge for yourself - according to your own criteria.
I have rented to a few of them(traveling professionals), and would like to do so regularly. But, I will not hand over keys to anyone without screening, no matter what their profession is.
A social security number is needed to run a credit report - that's what I would do with it.

Can you give me a ballpark idea of the cost to furnish and provide the other houseware items needed to change from an unfurnished 1 bedroom to a ready-to-go 1 bedroom for a traveling nurse, doctor, etc.
Since it would obviously depend a lot on the area and rental amount, maybe it would be easier to just say some multiplier I would need to invest such as 3 X the rent or 4 X the rent or whatever.
In the past, I have never rented anything other than unfurnished but with frig and gas range.

I look at estate sales for a lot of the furniture I use to furnish my places. Typically decent quality and not huge price. New mattress, queen sized bed.
A recliner is a must, as is a good TV. I buy new Amazon Fire TVs.
Lots of the housewares come thrift stores or estate sales.

We did all of ours from Wayfair and Amazon. And some IKEA. Not the cheapest way to go overall, but fast and easy. And since we intend to use our STR personally as well as rent it, we wanted what WE wanted in there, so it's a full kitchen - anything you'd need to cook and bake, etc. --50.82.xxx.xxx |

Be vary careful regarding bedbugs with used items. and a bedbug bag over mattresses! Nightstands and storage are chrome metal racks. BBs cannot cling to them and they look trendy.
Some furniture came from my own home.
Be careful not to install "old or used looking" furniture.
AirBnb used to have a checklist for LLs - we use that. Most is common sense.
All loose items come from one trip to WalMart so easy to replace. Kitchen estimate $300. Only need 1 frying pan and 1 pot, large and small knife not a whole set, only 4 plates, bowls, glasses, mugs...
At a seminar I learned to estimate $1000 per room be we did it much less expensive.
Be sure to have a PHOTO INVENTORY of all items. My last move out stole $1500 worth of stuff - kitchen items, futon, lamps, sweeper...

Thanks, I'll need to keep bedbug issue in mind when purchasing items.
Since you raised the bedbug issue, one other thing I'll look into before deciding on items is cost of heat treatment for bedbugs from our pest control company.
I have never needed to do it but I've heard it's supposed to be highly effective but I have no idea of price. I'm wondering whether it would be cost effective to do it to any vacant but furnished unit I plan to rent to traveling nurse, etc at time of each turnover.
It sure seems like it would be an effective marketing tool to be able to provide evidence that the unit was treated for bedbugs prior to move-in. That might be worth a premium to some traveling nurse, doctor, etc.

Heat treatment can be expensive and time consuming and can damage items in the home, depending upon how it is done and what is used. Your pest control company may differ.
CimeXa is a silica powder with 97.5 effectiveness in 24 hours on infestations. It can be used as a preventative. Dust it in cracks and voids and behind outlets. It is meant to be applied very lightly. It can be applied wet but will leave a film, so only apply wet in hidden areas. It theoretically has a 10 year lifespan if undisturbed or not swept or vacuumed up.
Use mattress encasements. Keep relatively clutter-free to make cleaning easier.
Mentioning bed bugs in an advertisement would be a turn-off to me.
Sign up for routine pest control as a preventative for other infestations.
Others have suggested caulking around baseboards and other openings to prevent all bugs from hiding. --154.21.xx.xx |

KeyCheck is the background search company which is part of Furnished Finder, tenant pays them direct, under$40.00. KeyCheck does criminal,credit and prior eviction history. All info is sent to landlord requesting. Simple quick and through. I prefer it.
Mattresses - stay away from used, just buy a new one and make it comfortable.
Cost to furnish.. impossible to quote. Factors are infinite. Plus, I can't take away your learning curve.
It's an investment, takes money to make money. Doesn't have to be the RITZ, but has to be comfortable. You want good reviews to keep a steady stream of good people. That easy.

Never gave much thought to type of mattress before since I have never needed to provide it.
I have personally always used some good name brand traditional mattress and box spring.
However these days there are several memory foam and other types. Is any one of the newer ones more comfortable than the traditional old style. I suppose the fact that some can be compressed and supplied in relatively small packaging makes them convenient but are they comfortable??
