Does anyone have any experience with a product or system that rejuvenates the asphalt shingles prolonging their life for about 5 years per treatment?

Apparently there is a newer product that restores the oils in asphalt shingles therefore reducing the dryness that leads to them being brittle, lifting, curling and breaking.

Has anyone done this?

One objective was never to rent a roof where in 2005 installed straight metal roof on apartment buildings and house where today still have the steel roof. Once the materail is worn off then the asphalt will start to break down then leak. In the house not a single roofer in town was going to install a steel roof where a contractor 100 kilometres away installed. One layer of shingles then 2"/1" strapping where the shingles are still up there. In the house paid $5,000 Cdn dollars which included 7 per cent tax where now may cost twice or more. A typical steel roof will 2 to 2.5 times of a shingle roof where if factor inflation along with three or four shingle roofs it is worthwhile. Now tha oil has gone up that will effect the price of shingles where will never rent a roof again where the house next door has gone through three shingle roofs. There is a reason why a 15 year steel roof is not prorated. The seamless steel panels look better. In the event of severe weather then ask which roof will hold better. View some videos on You tube about steel roofs where can decide. The Eu does not use shingle roofs at all where steel, aluminium or clay tile. --68.69.xxx.xxx

This petroleum stuff used to be popular, it was a method for refineries to sell poorly filtered diesel - intended to be only a light sprayed coating installers would overspray and the aggregate would then slide off clogging drains when they tied into foundations. Now with the instability of petroleum it is a costly idea, even shingles are over running cost metal panels as Robert above me described. If you have a walkable roof spraying 1 gallon at a time might get you a few years but be aware to save or sell to get funds for a metal will put you years ahead with no maintenance. --76.190.xxx.xxx

Used Elastomeric roof coatings for flat roof where require a special high output commercial airless sprayer. Will have redo every year as it will not last like replacing roof. If a gable simple roof then steel seamless panels are the best option as panels are cut then bolt in to install. In the meantime measure out roof then can price out metal roof or go to rent a roof option with shingles. With price increases in oil the difference is getting smaller. The roofers in town will not install a metal roof here where want the continuous landfill system. Here if go to hardware centre or Hd, Lowes they hide the fact they sell metal roof panels as the landfill option will sell more materials. A lot depends on funds where a temporary repair will probably not last. --68.69.xxx.xxx

I keep seeing this saying “Rent a roof”. It’s not something I’ve heard of in the States.

It makes me think of someone else puts the roof on your building and you pay them monthly for it. They are then also responsible for maintenance, repairs and eventual replacement.

If I search google it refers to you renting you rooftop to a solar company that then installs panels on your roof.

What it means buying a shingle roof is like renting where there is no long term benefits to installing a roof like renting a water heater, boiler as buying is always a better option. One thing I have learned many times over that cheap products with a short life expectancy is like renting where constantly replacing. Here the average shingle roof starts to deteriorate after 5 years then may get 7 years where with inflation it is not worthwhile. One apartment building which sold the new owners rented gas high efficiency gas boilers then removed heavy duty commercial laundry equipment then turned over to laundry company where the laundry is not even breaking even with hydro electric, natural gas, water, sewage charges. Most rental housing providers have to get the money back then continue to get more back. Seen many rental housing providers buy cheap laminate flooring then after 3 years it winds up in landfill where in apartment buildings installed commercial grade porcelain flooring then only cleaned or re grouted where more then 10 years or more easily. So work out the monthly cost of a roof that last 5 to 7 years then work out the cost of a roof that last easily up to twenty years or more then see what is more expensive upfront costs less over time. Look at many commercial buildings where generally they use metal not shingles. With severe weather then ask which roof is going to hold better. Insurance companies prefer metal roofs. Now from personal experience since installing a metal roof in 2005 where paid $5,000 Cdn dollars then looking at today where it is going to cost for shingles then look at the monthly cost. In 2005 returned rental water heater tank then installed Takagi demand water heater where in the Us called tankless. Other then cleaning have not changed a single part. If added up the cost of rental hot water tank along with lower efficiency then it paid off once and for all. Again view some videos on metal roofs on You Tube then decide what is the better option. Also compare the warranties where most metal roofs are non prorated. There are also metal shingles out there as well where most expensive then then straight metal panels. Even with solar panels would buy out right then own where no problems when selling property. Even if paid half then took a out a loan where once paid off then complete. From personal experience renting water heaters, water softners is not worthwhile. Buy better quality then keep a long time. --68.69.xxx.xxx

I agree buying the better product usually pays off pretty good in the long run. This house came with 3 tab shingles when I purchased it. They were Installed in March 1999. They still have about 3 years of usable life left on them.

That equates to us (in North Florida) getting about 25 years out of a shingle roof. Insurance companies start griping after 15 years but with a qualified inspection they will renew. After 25 good luck you’ll be forced into reroofing. Metal roofing is best and insurance companies start griping after 30 years. Then they worry about the fasteners.

I’m 53 and retired so these roofs will be the last ones that I’ll worry about aside from having a disaster. I don’t have any heirs so I’ll sell them at some point and spend spend spend.

Also I don’t do the new 3 tab shingles as they’re pretty much junk IMHO. I have gone with architectural shingles on the few houses I’ve reroofed. Expect to get 30+ years out of them. --194.233.xx.xxx

Here the local roofers will go out then buy the cheapest builders line of shingles then wasted money. If drive by the new subdivision all the houses have roofs replaced where some have installed a metal roof. The seamless is the best option as the bolts are not exposed. From a environmental point products that can not be recycled will wind in landfills where here it is more difficult to take to transfer station. The transfer station to the state of Michigan where eventually the ground is going to severely polluted. One day they are going to ban garbage from other countries. Land is finite along with no one want a garbage dump next to them. As most areas people move to other areas where the roofers want continuous business. In order for a more secure world the move away oil products is a first step along reducing climate change. Slowly upgrading insulation in attic where installing rafter vents along spray foam which is reducing heat transfer all year round. It easy to do something today where not thinking about future. The future is reducing energy in buildings to net zero or really low where will dependant on HVAC system. A well insulated building the HVAC system will last longer. In the summer remember hot the bedrooms were with a shingle roof where now it is warm during late afternoon then cools off at night. It can go up to 30 degrees Celsius here where body temperature is 37 degrees Celsius. --68.69.xxx.xxx

I just put new shingles on eight places in 2022. I used architectural shingles for longer life. We can no longer put three tabs down as they don't have the wind rating.

Talked to my roof guy a little about metal. I do not trust the fasteners for the metal roof systems around here. Seen too many failures and it's a real pain to find where the problem originated. My opinion. Also talked to county inspector who claims most companies will void the warranty if you walk the roof. Oops.

Anyhow, my roof guy says that I will get 35 years out of these shingles. Barring any natural disasters. I'm a couple weeks from 55 so I don't see me changing them out again.

Unfortunately I have a couple more places that are getting close to needing new shingles. It's not cheap any more. I do small stuff myself, but I am not about the ripping off and starting fresh. My body whines too much just thinking about it. --107.147.xx.xxx
