Yikes. I'm in escrow right now and the bid for insurance came back and it's over $1200. Insurance costs have skyrocketed. --76.178.xxx.xxx |

Insurance rates here in CA have risen more than normal. In some cases 40% standard on older apartment building with zero claims. --47.156.xx.xx |

Single family home, built 1994, no asbestos, or lead paint, or Chinese drywall, no flood zone, no hurricanes here, out of the forest fire areas, and the roof is two years old. --76.178.xxx.xxx |

I WISH my insurances were only 13% increase, here on the sandbar of the Republic of Florida, insurance, IF you can get it, will be 30% at least higher with outrageously high deductions of several thousand dollars AND flood insurance mandatory. Two hurricanes in less than two months and insurers were leaving anyway prior to the storms. My insurance on my primary with Southern Fidelity, did not renew as they left the state. Not many choices to pick from.
My most current insurance the policy read the insurer had the right to increase the renewal rate not higher than 40%.
And if you need to use your flood insurance the secondary will flat out not cover anything. Ask those people in Ft. Meyers how they are faring after the tropical storms. Some I know lost everything had all the insurance they needed, only to find flood tapped out at $30K.
This next year will as policies renew will be a nightmare for most.

I was wondering if anyone has every dropped their coverage and not carried landlord dwelling ins. I am thinking about self insuring and taking the amount I would have paid for a premium and setting it aside for roofs and trees --136.34.xx.xxx |

I know of one guy who has many more places than I do and only insures for what is owed.
He just in the last four or five months had a fire in a place. Displaced the tenants who they think were at fault. If the insurance company doesn't go after their renters insurance he plans to sell the place as is to a rehabber. What a waste.
I have heard of an out of state investor that has no insurance on some of his places. One burned nearly to the ground taking parts of the houses next to it. Investor just walked away.
I hate insurance premiums but once you need them it's a little too late to get the coverage. --107.147.xx.xxx |
