Hi! We've been reading Jeffrey's Landlord's Kit book. He refers to a Rent-Up Checklist to have before you check in the tenants. We can't find that any where and tomorrow we will be checking in our 1st tenants. PTL!

Do any of you have time to tell us what you have on your Rent-Up checklist?

Leigh,

Mine is a whole page that prints out as the first page of the lease, removed by manager. Quick notes:

App includes ID, SS#, 4 Emergency Contacts per adult (so I can find them if the skip),

2 Minute In Home report

Offer PayDayPlan, appliances, etc

Calculate partial rent to rent cycle timing

Do they have the money?

Ready to sign? Appointment

Lease docs in a blue folder,

Pens

Check for complete signatures and initials on lease, lead form, Indiana flood form, Indiana smoke detector form,

Deposit, rent paid, locks changed, new lock numbers,

Camera for move in condition record,

List each utility to turn off!!!!

Remove ads

Remove signs. Lockbox

Update master resident roster

Update autodraft

update mow list

Scan docs into digital house file

I have a rent OUT list that outlines important issues that I go over after my move in sees the Rent Talk video.

Trash service, what is an emergency, importance of keeping utility serve current, clear now, guest and complaints are all covered. I also provide a property information sheet for each place. Its a pain to do the first time but it isn't hard to keep up after that. The place you vote typically doesn't change, the local grocery store, hardware store, maintenance man number, and police phone number --24.101.xxx.xxx
