I have a unit for rent, I receive a lot of phone messages from people not interested in renting but finding out if I am interested in selling or just details about the property. What phone (Answer) message can I use to try to attract people only interested in the rental. --99.28.xxx.xxx

Years ago every advertisement for a "tenant" had some poor realtor looking me up for a sales listing. So finally I said to one persistent guy: "You tell me you can sell my property over night and get me top dollar! So before I rent out this apartment, find me a buyer, sight unseen". Letting them waste their time or close a deal if they are really that good.

One guy called me back the next day, "I have a cashier's check for $600,000 ready for you at the escrow office. We only need a title report and a signed contract. --47.156.xx.xx

"Thank you for calling ABC properties. If you'd like to apply for one of our properties, head on over to abcproperties.com to fill out a tour request. If you are a current resident and have a maintenance issue, please go to abcproperties.com to submit your maintenance request. If this request is an emergency (such as no heat in winter, or a water leak), please send us a text message also. All other callers please leave you name, number, and a brief description of why you called. Thanks!"

Delete voice messages that you don't want to return. Your voice message cannot be used to 'attract' only certain types of callers, because by the time caller X hears it, he's already called you. Getting rid of time wasters is part of the deal, so sending them to voicemail and deleting them is your best bet.

If have a smart phone then can block number or if they private can block all private calls. What they are looking for is someone who up against the wall where have a rental home that needs work along with other issue with tenants as they do not bother with credit checks. Some towns and cities the amount of houses for sale is very limited where those houses that need extensive renovations are even less. --68.69.xxx.xxx

Sarah,

Non-rental calls are a sign of the times. With the tight market it’s harder to find deals PLUS every club and internet is teaching wholesaling so TONS of people are scrambling to build their fortune.

You do not have to return calls to these people. It is not rude to ignore unwanted calls. As a billionaire taught - I did not ask them to call me so I am not calling them back.

You could put on your answering machine / voice mail that the owner is not interested in selling.

We do not answer the phone. Our ads say Go to our website for info and apps. We only contact people who have applied and paid the fee.

Constant waste of time. They spoof their phone number so a local number appears in your caller ID. Also, these contract flippers are contracting out the work to foreign call centers. Unfortunately, I have to answer all calls because even some that are identified as "spam" are actually from one of my mortgage banks. As soon as they start their spiel by saying that they are looking for (my Name) I cut them off with;" You are not trying to buy my properties ,are you?" They usually hesitate a second (they are working from a script) and say yes. I respond that nothing is for sale, do not call me again. --73.141.xxx.xxx
