Wading out of all of the covid restrictions to walk through our units next week. We decided that we would “narrate” our way through, even if the resident is not there eg. at work. That way, if someone has their security camera or computer monitor/camera on and recording, they know we are just doing what we said we would. Question. Do we make our own video recording of each walk-through? We would be checking for leaks etc, caulk, drain issues, smoke/CO2 alarms and getting all appliance serial numbers to check age of each one. That sort of thing. Anyone every had an issue with a resident who said you did something other than a walk-through?

I dont go in units or have workers in units without an adult tenant there.My tenants seem to be available during normal work hours.We seem to get in often enough that i dont need to do inspections for no other reason than inspecting --74.77.xx.xx

Every six months or so I do an "inspection" and necessary repairs in each apartment in a property. This is only after tenants get to know me. Besides being the owner of the property, I am also the handyman who does most of the work. And a California State Licensed Contractor who is licensed, bonded and insured -- that besides having my apartment insurance.

I let my tenants know that I will take pictures of anything I find out of the ordinary. They asked me like what? I'd say:

A goose that lays golden eggs, a vortex to another universe, or an illegal pet horse trying to hide under the bed"! --47.156.xx.xx

Some of mine were there, some not. I don't do anything that I shouldn't and always assume there is a camera. I can be a little flexible on the time that I am there so they have a choice when I am there. I don't have to be the Big Bad LL all the time. --73.230.xxx.xx

Lisa,

I like your idea of talking - cameras are everywhere. Even computer cameras can be set for motion activation. A local LL’s APPROVED visit to clear a sink drain was posted on the internet because he used the restroom in the home.

Our firm policy: an adult must be present for any workpersons to enter. No exceptions except extreme emergency.

My online Service Request allows the res to set an appointment day and time. Lot of day sleepers and teenage girls home alone.

Eliminates the he said she said about stolen itmes.

People appreciate this. Gives them peace of mind and control. Their last LL entered without notice.
