Is there a quality difference between the Home Depot Rheem 6,9,and 12 year electric water heaters, or is the price difference simply warrantee coverage money?

I have been struggling with water heaters from box stores, to such a extent i have taken a break from using them. Now my plumber installs not my maintenance team. There is a difference in quality from the plumbing wholesaler unfortunately when they appear to be the same and the serial number then can be used for warranty easier. I was replacing sometimes 2 or three times the same resident in a few year period due to lack of function. --173.31.xxx.xxx

I am a Licensed Plumbing Contractor. AND MOST OF THE TIME the only difference From Rheem and American Standards Water heaters, when it come to water heater warranty, is the length of time they offer for the warranty. This is also true with other makers.

HOWEVER! Gas Water Heaters put out by Bradford White have a difference between the different warranty models. The more you pay for those gas water heaters with longer warranty's, more features they will include. Such as an extra anode or a turbo dip tube. --47.156.xx.xx

Bradford White is more expensive then other water heaters where plumbers or contractors do not want any call backs where plumbing supply stores sell Bradford White. If have a gas boiler then indirect hot water tank made of stainless steel will last up to 30 years. Big box stores sell a lower line of water heaters where efficiency is lower along with parts used where a plastic shut drain valve will cause problems. In the house bought a Takagi demand water heater in 2005 where done nothing but cleaning. At Lowes they sell a rebranded Takagi demand water heater which is expensive but more efficient under the name of AO Smith. The heat exchanger is made of copper and stainless steel for the secondary heat exchanger. --68.69.xxx.xxx

What we both are saying is true, Mike (CA). A higher price is for the extra length of warranty. But, The Water Heaters that Ferguson sells mostly to Plumbers is MORE EXPENSIVE than the junk purchased from Home Depot, Lowe's or another supplier.

Bradford White had a Dip Tube that causes the incoming water to "MIX" with the tank water thru their Dip Tubes. While the other models only inject 90% of the water close to the burners, less evenly. --47.156.xx.xx

My experience with water heaters is if there is 1 or 2 anodes, look at the top for the telltale plugs which are actually anodes, if you see only 1 plug there is 1 anode and you will need to observe the decay (intended decay) of the anode, I recently retired a couple 35 year old tanks that I had replaced anodes every 5-7 years, when the anode has been eroded to nothing then the steel begins to go away - most often where the water ports are welded to the tank up top. --76.190.xxx.xxx

I had power vented Bradford White water heaters and a indirect Bradford White hot water tank made of stainless steel where require a boiler. Rheem is the worst water heater owned electric, natural gas. Rental companies buy the lowest water heater out there. Where had a minor problem with indirect hot water tank which was installation problem. Read manual then fixed leak at fitting. I have a 100 gallon commercial water heater from American Standard. Hate to admit it but I have only had the buildup at bottom of tank cleaned out once in over 17 years.

I have 2 Bradford White water heaters at home.

Never purchased from big box stores.

So, yes I do believe there is a difference in quality for water heaters. As to different models within same company, the devil is in the details as they say. Need to look at info specific to models being considered.

Has anyone replaced a anode? I havo say I have never been ever able to remove one (I didn't try until years were past) and it was so frozen that it was hard to hold the WH from turning if I put a socket with a extension (pipe) on the handle.Penitrating oils never seemed to work, even if I appied them several times over several days,..

Also on most Iwould need a segmented anode as not enough room for a standard one.

I'm thinking on my next one to have the installer to loosen it ans re apply a good pipe dope for future removals. --45.15.xxx.xx

For gas fired tanks you would valve off the water ports. open sediment drain to relieve pressure and remove the T-P valve to observe the decay of the anode - the replacements are segmented - you toss the part you don't use inside the tank. When you first replace the anode it is best to heat the cap and loosen after cooling off time (while you prepare the replacement. use teflon tape rather than hard setting pipe sealant so you can service the anode in 5-7 years without the struggle. On a brand new tank removing and using teflon tape helps when you replace this once new anode. --76.190.xxx.xxx

I have removed anodes from all brands of gas water heaters. If there in limited "head" clearance, then the new replacement anode is a "Sectional" one. Same length but every foot the anode has a break in the larger body materials and wire is holding the sections together so one by one they can be maneuvered into the tank.

The hard part is breaking loose the old one. I have a six sided socket and a long cheater bar. I also use a strap method to hold the water heater in place. Trying to loose the anode will cause the water heater to rotate. Days before I try to break loose the old anode I spray some Liquid Wrench or some other spray that breaks the bond between the water heater body and the anode top. The spray is flammable so I have to apply it with care.

The second type of anode is a attached to the Hot Water Nipple Output of the water heater. That one you have to unscrew with a long pipe wrench. --47.156.xx.xx

Ron F IA, there may be a reason why you are replacing so many water heaters in that one rental. After 30 years and 10 properties, some with more than one water heater, the breakage can be due to the way it's used or where it's placed in the basement. I had tenants who thought a bitter cold day was a great time to do laundry and "warm up the basement". What happened was she drained the tank and then had rushes of ice cold water coming in and hitting the glass inside the water heater. Even though I explained it to her she kept doing it. At another property they would last thirteen years because that was not done and also the water heater was right near the house heater in the center of the basement. Bitter cold water got warmed by the pipe passing close to the ducts or boiler water pipes. When it gets bitter out here I put some plastic gallons of warm water around the basement under the hose bibs and also near the water meter and on a few shelves that are near the incoming water pipe to the water heater. Seems to help.

No the units had problems with controls and lack of parts and warranty wait time and trying to keep tenants happy. Plumbing contractor could identify problems but no great responses for parts meanwhile tenants without their hot water. But i did have a tenant in the winter in an efficiency apartment use the shower to heat his unit when his utilities got shutoff. That discovery was a little shocking, he did a lot of damage with all the moisture inside. --173.31.xxx.xxx

Years ago our plumber informed me that specific serial #'s of the water heaters between some years had dip tubes that disintegrated prematurely. We noted this disintegration when bits of plastic began to appear in the water from whatever tap was turned on. We ended up removing those water heaters. When we identified the remaining water heaters via the serial numbers and replaced the dip tubes in them before they went bad.

The dip tube situation was a large scale problem involving many tank makers - I worked for an insurance company then in the late 90's and we replaced many of these (8-12 a month), a few tanks were changed.

Again the key to getting these fittings out is to drain the water line then heat the fitting and allow cooling before turning anything - the iron oxide fragments fall away allowing the pipe thread parts to turn much like they do before getting wet and rusty. --76.190.xxx.xxx

After the first year or so of operation, I replace the drain spigot from those tiny restricted types to a 3/4 inch full port ball valve. Then when draining the tank it goes quicker and most of the sediment can pass thru the drain, and what ever gets stuck, I use a 1/4" plastic tubing attached to a hose to help flush out anything left at the bottom of the tank. Then when fully drained, I take my micro illuminated mini video camera and inspect the "anode" and "dip tube". Replacing them when necessary.

A full port brass ball value runs around $25.

A new segmented anode that only requires 12 inches clearance above the tank runs around $50.

A replacement dip tube, is only $15 to $40 dollars depending if you want a self cleaning type.

So for under $100 you can extend the life of your water heater. You only change the drain valve once and can transfer it to your new water heater down the road. And an anode should last 2 to 4 years. And a dip tube should last 5 to 10 years. So you really only spend around $150 to make a water last from 8 years to 20 years. Just saying it's worth the investment if you're like me that 50% of your houses and apartments had a water heater in each unit. --47.156.xx.xx
