Tenant called me at 4am, an alarm keeps on ringing from somewhere in the garage or adjoining interior covered enclosed patio area. They could not locate it. So I drive over there 1/2 asleep and disconnect all of the Smoke, Fire, C/O and the House Alarm System. The 80db noise continues. With a finger in one ear I use my other ear as a direction finder, with the noise bouncing off of two walls and ceiling. But I find it.. My Water Heater Leak Detector Alarm went off, but the flashing LED light was dead. A thick spider web was covering the LED light up.
Of course this new 2019 water heater had a drain bib leak. Nothing that a brass cap couldn't take care of for the moment. I will return to drain the water heater and replace the water heaters plastic drain valve with a brass one -- full port ball valve.
I had installed the water heater with a drain pan that will keep the water in the garage from leaking on the floor, with a drain pipe that will take the water outside. The alarm was for a heads up. And it worked. Everyone in that house and mine had our heads up because sleeping wasn't going to happen.
I will now change my cheaper water leaking alarm from a simple beep and flashing light to one with a strobe light that will make it's presents known.

Those alarms are really worth it. As an example, this year in the spring a water leak happened at a relatives lake house in the early spring. Since no one was there , it ran for over a month. Being on a well, there was no water meter reading to alert them. The damage was extensive - everything on the lower floor was full of water and mold was up to 4 feet. They had to remove all floor coverings, tile and carpet, all furniture was wasted, cabinets wasted, and more. They lost use of the house for the entire season and now it's winter again. Damage costs exceeded 150K.
This could have been reduced with a simple alarm.
Get an alarm, especially if the place sits unoccupied for any length of time. --75.7.xx.xx |

I've recommended an alarm to them before but was ignored. I've seen in some of your postings that you often recommend one thing or another to your customers or fiends as well and often they ignore your advice.

This made me chuckle!
My husband came into the rental business very reluctantly. Several years in, I noticed a stray cat at a property, so I brought over the cat trap and successfully trapped it. I kept it in our barn and watered and feed it for two days until the local shelter opened up on Wednesday.
Wednesday morning, my husband went off to the shelter with the stray cat. A few hours later, the Resident from that property called to say she lost her cat. It escaped from her home while she was unloading groceries and it hasn't been back yet even though she has left the front door open for it.
I described the cat I caught and it's a match. I explained the situation and frantically called my husband to tell him not to drop off the cat and was only able to leave a message. I called every number to the shelter and left several long voice messages which I'm sure sounded like a crazy woman.
When I finally got ahold of my husband, instead of telling me how crazy this business was and how we will be exiting asap, he simply said, "Is she paying pet rent for that cat?"

I used to operate a 24 emergency service company covering all construction, for my fellow "landlords" owners of rentals. If they gave me most of their turn-over repairs/remodeling jobs. And I owned over 100 rentals, SFR, units, commercial, etc. Tenants needed to contact me on, "How to turn off the water when a leaked accorded. I'd show everyone on move-in, but 90% would forget.
6x6 [TN], if you go onto Amazon, you will find all of the Water Leak Detectors out there. Type in "Overflow Water Alarm"! Looking for Basements Leak Detector, Sensor, Flood Alerts Bath Alarm etc.
Some have a wire so you can run the water detector down in the basement and have the alarm on the 1st floor. Other models can use Blue Tooth, your Router or Air Waves to your smart phone -- that will alert you up to 100 feet (for your home).
Read up to find the ones that will work for your rentals.

I see this as an initial training exercise.
Now when alarms go off that can't be explained on an existing customer, I suppose I might get woken from assistant.

I take calls at night. Have only had one or two in 30 years including lockouts,breaking cartridge, neighbor called police about walkway light coming in his window. Cops made me go remove the bulb at 10 PM. I told them I put it there because the guy was peeping my tenants. The despatcher didn't care. I think she must have known the guy. One time a locked out tenant smashed the door window and called an ambulance for himself. Cops made me clean up the blood. Gave me a nice purple glove though at 4 AM.
