I'm renting a room to a guy who can't seem to keep the room clean. I give him a warning and he cleans it and then lets it go to

where it stinks again. I know it boils down to being lazy and he

seems to have some sort of mental issue, I'm guessing childhood

trauma. I need to give him some sort of last warning. I like the guy but enough is enough. Ideas? Yes, I know I'm too nice.

YOU GET WHAT YOU ALLOW. I had a pack rat tenant. I gave her a 60 day notice move. I verbally told her I would be doing an inspection every 15 days and if I don't see improvement she need not worry about paying the rent in 61 days.

She understood I meant business. She cleaned up the home and kept it cleaned. --169.150.xxx.xx

Would a chart help? Like you would give a child? Every Thursday you take out trash. Every Wednesday you run vacuum. Use a calendar they can refer to. If it's not easy then just give notice and start over with a new roommate.

Mike Butler's advice is document, document, document. Take pictures and write a letter advising him of the issues with photos. State clear expectations and consequences. I do this with my rooming house tenants. Ex:

1) No open containers of food

2) Clean up all food and drink spills immediately.

3) Clothes must be kept off the floor.

4) Bed must have sheets on it at all times.
