An applicant this weekend confirmed he smokes, and claims that he only smokes outside. I'm actually inclined to believe him, as everything else we talked about during our showing checked out. The income, credit, and background checks all look good. I'm OK with someone who smokes outside on a covered deck, but I have zero tolerance for smoking in the building. What do y'all think? One of my sons still smokes (GRRRRR!) and he's been in his house since 2002 - you'd never know it because he DOES only smoke outside as his wife and daughters HATE it. House is pristine inside. But he has a covered deck and that is his smoking space. When he visits us, he sits on our deck. He has friends who smoke and they sit in their garage. So it is possible.

I have a few older tenants who do smoke and only outside. But we live in NC - it's warmer here.

When they told me they only smoke outside. Too many houses stunk up when it turns out, they smoke inside too. Even knocked on a tenants door once and she came to the door with a cig in her mouth. No more for me. One reason I prefer to show a house in person. The nasty smell is very easy to pick up on, even if they aren’t heavy smokers. --107.77.xxx.xxx

Eventually they quit smoking where they die. Here doctors will help with prescriptions to help quit smoking. Not only smoking is bad for health but also is a million dollar habit where if took every week then invested in mutual funds then over period that would add up to million dollars. Are there sprinklers in the rental units where one most common causes for fires is careless smoking. Better to find a non smoker as what they say before they move in then once they move in is a different reality. Count on completely repainting rentsl unit once they move out. Compared to homeowners who save for down payment tenants have lower education level along with being more likely to smoke. It is only tqke one lit cigarette to cause major damage to rental complex. Here there are one or two deaths where rental unit is completely burned out where one apartment building a fire in a rental unit caused over million dollars worth of damage. Larger builiding have concrete floors along with brick block construction. Smoke damage along with damage to wiring can be extensive. --68.69.xxx.xxx

I had two of my professional painting contractors give me a separate estimate to deal with an interior of a 1 BEDROOM apartment with a smoker who only stayed 1 year -- the duration of the lease.

The painters estimate to prep the wall and ceilings listed:

1) Lay plastic disposable sheeting to protect all flooring.

2) Wash all surfaces to be painted with TSP.

3) Let washed areas dry.

4) Return a second day and prime all walls/ceilings with Smoke Eliminator &

Odor Blocking Primer.

This 4 step process is only necessary for a renter that had people smoke inside.

Cost of Supplies: 5 gallon special primer, plastic tarps, tape $250

Extra labor to clean and prime walls and ceiling due to smoker $450

Total Extra charges for a smoker to prep apartment to be repainted $700.

So when I rent an apartment to a smoker, I require 2 months security deposit as opposed to only 1 month deposit. And I charge the tenant the $700 painters charges for preparing the walls and $100 for lost rent for 2 days.

This is non-refundable taken out of the deposit -- tenant acknowledges and signs this extra lease clause.

It's either that, or the rent goes up $100 per month, for ever. --47.156.xx.xx

I adamantly advertise and staunch believer in not renting to smokers. Here's my story.

One day I get the "I only smoke outside" call. We had a great phone conversation, and I promised to get back to her for an in person meet after receiving her application online. Secretly I was hoping to find someone who didn't smoke so I had another choice. But I hadn't met her yet, even tho I had spoken to her father, who she was temporarily living with until she found a place. Sounds like alot of red flags, and I had put her off going on two months. And she was patient. We met, and I must admit, didn't make any of it easy. I wanted to see if she could/would follow instructions ad also make it easy on me. (I learned long ago that I have trust issues.) After our meet, I had no doubt I would rent to her, if she liked the place once she saw it. She was low key, no drama gal, solid job. She loved the place and she moved in. My rules are no smoking on the property.

Fast forward two years to today. So far we've seen her smoking outside at least 4 times, 3X in the winter, and we're not over there often and don't mention we'll be there if we're pulling weeds or cleaning the A/C, or getting something out of our basement storage. We've been in her unit a few times for sewer cleaning toilet flushes, unit maintenance inspections and to put on a new faucet. Never have we ever smelled smoke in her unit, basement, hallway or outside because she smokes in her car or sitting on the curb or talking a walk. She's always tells us she loves her place and living there, and we can tell by how clean she keeps the place.

They will smoke outside until the weather is bad, then they will use the bathroom fan inside or smoke in the garage. Nothing like having to use Original Kilz in a garage on a hot July day after they move out, not to.mention scrubbing down the bathroom and replacing the formerly white plastic fan grill.

Here's my trick question which I ask on first phone or text contact before showing the home:

"Do you smoke inside or outside?" If they answer yes to either of those options, they're done. We don't take smokers at all. Our lease does not allow smoking ANYWHERE, inside or outside, on the property.

And not only that, we don't only disallow smoking, but we don't take SMOKERS, even if they would only smoke a thousand miles away. We aggressively eliminate any smokers from our potential tenants list.

We don't even advertise the homes as "no smoking" because some applicants will try to deceive. Asking the question quickly at first contact makes it pretty easy to discover the truth. --71.246.xxx.xxx

My husband and I DO only smoke outside. When the weather is bad, we talk about quitting again, but we do NOT smoke inside our house. Of course, we own it, which makes a difference. there is a BIG difference between smoking dope and cigarettes. the cig's make the place stink like a giant box of feet and ace and require extensive steps to remediate. the dope is way less so but the costs of both are always too great for me to tolerate. years ago i had a bunch of pot smokers bothering the neighbors with their dope smoke since they liked to smoke on the patio. i told them they needed to knock it off and enjoy their dope in the garage. cigarette burns are unrepairable...the flooring must be replaced --75.80.xx.xx
