Am I being picky?

Guy is Coast Guard, one of our preferred professions. However he's been there 7.5 years: could be getting out?

She is local, which means they met when he transferred here.) She is only 24 years old and has 11 traffic tickets on her record.

Too irresponsible? I haven't had 11 tickets in my driving life but maybe I'm being too picky. ;)

It wasn't all speeding tickets, it was a variety of traffic violations. In going back over my old responses, I find she has completed our preview questions many many many times over the past few years...for every property we ever listed. Sometimes alone, sometimes different roommates. Not strange for a 24 year old but...

he didn't come into the picture until middle of 2022.

Sisco, I don't know. They provided pay stubs but not a detailed record of their combined budget. They do make enough together.

He has excellent credit. Hers is 605. Just squeakin' by but not the worst I've seen.

But here is my evil brain at work.

He is living with her (hot blond) until he gets out of the service in a few months, and then he hightails it outta town - goes back home.

She is "in love" with a responsible guy with a good job. She moved right in with him because she was both desperate for a place to live and had found someone to take care of her as well.

Laura, they were the rejects for our last place ;) But we will have one coming up in January and he called me - they had already done a full application, paid background checks, paid pet screening, etc. and he wanted to know if they had to do it again to apply for any new place. No of course they don't BUT...

Is the worst that relates to her, that she has traffic tickets? That they may not have been together for long MAY relate to their staying together; But he has a noble profession for at least as long as they have been together. If he decides to leave the CG, what can he do to still make a living? Why don't you ASK if he plans to leave soon. I don't suppose that he is an officer. You ARE taking a security deposit, aren't you?

I usually base my acceptances on my personal appraisal of the primary tenant (n this case, him) including his real sincerity, sincere previous life, credit report (no derogatories), previous landlords' recommendations.

It shouldn't be hard to determiner if he is coming up for reenlistment.

True, but anyone could quit their job tomorrow, so that's a non-issue. We're after patterns based on history, not "coulds" from the unknown future.

Are they stable? Steady income? Good credit? Pattern of negative interactions with law enforcement?

Patterns, patterns, patterns... it often comes down to patterns. We cannot predict the future with 100% accuracy, but we can get an idea for how a person orders his/her life.

A note on the "honorable" military profession: take it from someone who was in the Army for 23 years... the profession may be honorable, but the "professionals" sometimes aren't. Make your decision on the person, not the profession.

I worked for Recruiting and Retention in 2008. At that time, you could have up to FIVE FELONY CONVICTIONS waived and still be allowed to enlist. Not sure what the standard is these days since I retired in 2019.

Screen, screen, screen... 3x the effort (per RB). Not enough info given here to make the decision.

I haven't "rejected her application" multiple times. I have declined her for income reasons via pre-screening several times. Before she hooked up with the Coastie. I also notice she had some LL complaints in her first inquiry quite a while ago which put me off.

So: he makes the cut, she doesn't. They seem to have been together since March 2022, if FB can be relied on, and both were looking separately for places as late as May. So it got serious after that, and now by October they are looking to live together. It was at our last availability that they actually inquired viewed and applied together. A BETTER Coast Guard couple also applied, and they got the place.

I would be paying special attention to the payment history on the fines. They might be demonstrating that they can afford to pay all for them easily. Then again, if the judge isn't getting paid - there is no way you will be getting paid either.

In Virginia you go to www.courts.state.va.us/ and then to General District Court and then to Traffic for your county or city. It will show fines paid for individual court cases. You might have something similar in North Carolina. --71.246.xxx.xxx
