Last night I got a call from a tenant who has rented from me since 2015 and she is now having financial issues again. She claimed that she is not getting any over-time hours anymore and this has really put a strain on her finances. She works at one of the local chicken processing plants here.

Her rent is $550.00/month. 3 years ago, when she had similar financial issues, I split her rent in half and had her pay $275.00 on the 1st and 3rd Saturdays. That arrangement worked okay for 3 years but now she can't pay the $275.00.

This is an example of when I took Brad and Sid's advice on doing bi-monthly rent. When the tenant had trouble paying the full $550.00 rent, I split the rent in half and had it due on the 1st and 3rd Saturdays. This system worked okay for 3 years but now I am back to where I started,...she is having trouble paying the $275.00 now. And because she has been with me for 7 years, I am trying to be patient and see if there is a solution here other than eviction. --71.207.xxx.x

It sounds like the tenant hasn’t had any rent increases during at least the last 3 years which makes me believe the tenant is spending money elsewhere and rent isn’t the priority or they are in a rental they can’t afford and need a roommate or to find a cheaper rental. Actually after 6 years, this tenant finally got her first rent increase. Her rent went from $500 to $550.00/month. That rent increase pissed her off too but like all of my other tenants, she got over it and accepted it. None of my tenants know what a budget is. They do know who and how much is owed to one person or company and when the absolute final deadline is. I got an earful of who she owes money to last night on the phone. She told me if she does not pay her car note today, her car will get repo'd on Monday. There went the rent money. Diamond Jim got paid and I didn't.

No. This is an example of you allowing your tenant’s problem to become your problem. The more you give the more they take.

For the first 2 years, this tenant paid full rent every month. Then she had a problem with this and Brad suggested his bi-monthly rent solution. So I tried it and it worked for several years. Now, the bi-monthly rent does not work anymore and I am wondering if weekly rent would be a solution here instead of booting her out after 7 years. She is a good tenant, never complains about anything but managing money has always been a problem with her.

So food is so high priced that my monthly expenses have doubled and I am trying to find ways around it. She needs a different job that pays more. She may be just on the edge of employeable. It's food and gas. A piece of beef is seven dollars a pound here. I think if you can just put her on a payment plan. First week what she pays now. Second payment, what she can pay and keep a record. If you wait until after the November election, everything may turn back around, I pray.

I’ve found this to be true over and over again. The more you do for someone, the less they do for themselves. You are doing her no favors by continually interfering with her responsibility to solve her own problems. If she values keeping your place as her home she will find a way to make it work. If you are this desperate for a tenant and seriouslt don’t think you can find someone better then you should seriously consider reducing your inventory by one and get rid of this unit. Don't make it complicated. Post notice to Pay or Move. Sometimes when they see an actual notice, tney somehow find the money.

If you try to help, it will likely enable.

About as far as I'd go in "assisting" is asking: "Are you POSITIVE you don't have a friend of family member that can loan you the money so you don't get evicted?".

What other organizations can assist her in getting caught up?

She may need a second job. I can’t believe she is still only getting paid $12/hr… no one around me is still paying that, all the rates are up.

I am not pissed off at Brad or Sid. On the contrary. What they suggested (bi-monthly rent) did work just fine for a few years. But then it stop working and all I need from them now is advice on what to do next. Instead of bi-monthly rent, maybe try weekly rent and if that does not work, then maybe it is time for her to leave.

And I have one more tenant who got switched from full monthly rent to bi-monthly rent. And I can tell she is beginning to struggle to make her 1/2 rent payment twice a month too. One thing both of these tenants have in common is they operate on an all cash basis. And tenants who operate this way tend to be poor money managers.

I understood your comment as positive.

Don’t let her problem become your problem.

Remember, there comes a time when even good residents can go bad. Not able to pay is a bad res,

NO MATTER how good she has been for years.

She is TELLING YOU she is no longer a good res.

I get it. She had lots of overtime which is gone

AND prices are higher (except your rents! :)

YOU cannot fix her problem. Her problem is underemployment.

She’s mature enough to know to get a second job. There are HELP WANTED signs EVERYWHERE! She only needs to fog a mirror to work at MacD’s or WalMart for another $12.

I say no to the meeting. YOU will try to convince her to pay $125 a week and she will SAY yes. (Because you are a nice guy and because that’s what *I* used to do the SAVE a res and justify it by telling myself I am avoiding a turnover.) It never works. She will make one payment, then late, then none.

Clean up? You would have to do it whenever she leaves, so that time is now.

It’s time for her to go. Rip off the bandage. Stand on your own 2 feet and tell her the truth. “Sally, it’s time you find a place you can afford. I will let you out of the lease if you move out by Sunday. “

The truth works. HELP her keep her bill with you small by vacating.

Managing means making the tough decisions.

This is why schools(what are they really anyway?)should teach people money management. Of coarse, the teachers would need to be good money managers.

Another reason that we should stop allowing bankruptcies, it just teaches people that they can be irresponsible and that they don't have to worry about it.,

This is also why I don't think putting someone on a payday plan really works in the end. It is almost a disservice to them and you as it just kicks the can down the road. If you put her on a weekly plan, you are just doing the same, and if, as you described, doing it will also cause you to loose more money that you could have used to spruce up the place.

Yes, asking her to take a money management class may tick her off, however, someone needs to make the suggestion to her as that would be of better service to her( not saying this has to be you). The people who grow up in these areas do not ever hear of finances other then all the negatives. I know this as I grew up in that environment, and I only started really learning of finances since I found this forum. I am still learning, but I did have enough instinct to not waste as much as others in this life style cycle and decided to save as much as I could. Most won't ever think that way or go that direction. It is tough to describe the whole thought processes and bad environment as it would take time.

It is most likely better for people to be given a hand up instead of a hand out. That does not always mean that they will take it, or that it is always easy for them to take. It can be embarrasing to them and they may need to develope trust in people, depending upon there upbringing.

Unfortunately, for you as an invester, who needs to be making a return, this puts you in a tough spot. I am not giving advice, as I lack the knoweledge and experience, but giving some insight. I will let others, much wiser then myself, give you direction.

That’s great new Roy! She solved her own problem and will hopefully be better in the end for it. Perhaps it is a good opportunity to sell if your market is too tough. At some point in life you just don’t want to have to deal with some of these stresses you can actually get rid of. You may not be there yet but I sure am.

I would love a good tenant to go bad and move! But we all have different goals and are at different places in life. Surely with your rents being so low you can hold out for a stronger qualified tenant. If that’s just not possible you will continue to have these stress inducing situations. Why would you want a good tenant to go bad and move? If you want a tenant to move, then just start raising their rent until they get the message.

Contrary to what everyone thinks here, this tenant did not go bad,..she just went broke and realized she needed to move. My definition of 'going bad' is when the broke tenant stops communicating with me, then starts trashing the house and becomes a total PITA to the point where I have no choice but to file for eviction. That is 'going bad' in my book,.. but that is not the situation with this tenant. --71.207.xxx.x

I have to agree with Ken NY. If a tenant can no longer pay, I consider that going bad.

To answer your question Roy, I need to rephrase. I wish they would either go bad or decide to move without going bad.

Why? If they go bad I have no issue moving them along quickly. If they decide to move voluntarily it’s one more I can sell. Personally I prefer they make the decision to move voluntarily so I don’t have to decide who to non-renew or sell out from under. Right now they have all been good to me and as such I am committed to continue to provide them the option to continue renting from me. --75.89.xxx.xxx

Be firm. If you want weekly, do it as $550/4 and take the extra week on 5 week months as the fee for the hassle.

I wouldn't lower the price. My guess is her first round of negotiations. She gives the same story to all creditors to see which ones flinch.

Don't be too easily forthcoming or the cycle repeats.

Also, make sure you get something out of it. Cancel the lease and rewrite it to show weekly payments and make it month-to-month so you can throw her out when weekly payments aren't enough. --108.69.xxx.xxx
