NC - the state - has asked for a 42% in insurance rates but get this: ONLY for rental properties. NOT homeowners. --50.82.xxx.xxx

I recently received a letter from my carrier non renewal because I was not "cooperative" for inspection. However,bI did call them to arrange and they didn't call me back. I am now shopping and getting very high rates almost 50 percentage higher! I was informed by one agent that in Rhode Island carriers are moving away from triplexes. Needless to say, not happy. This is another way to screw small landlords out of business. --68.15.xx.xx

Did the insurance company give you a specific reason or is this statewide?

Foremost is already one of the more expensive agencies around since they take on properties that have less desirable characteristics such as asbestos siding and fuse boxes. I wouldn't buy a policy through them unless you haven't got any better options. --184.4.xx.xx

Sid [MO], my Foremost policy premiums for my single family homes in Ohio have been priced extremely well compared to others that I priced several years ago. The prices have not increased much over the last few years either. --99.165.xx.xxx

Sounds like they are foremost in increases.

I changed insurers many years ago but told the guy if I got an increase at one year that was more than 3%, I'd be leaving. He said I guarantee you that won't happen. I asked for his guarantee in writing, but then he said he can't control increases. A year later they wanted a 9% increase, so I moved all my policies before the 1 year even ended and forced them to send me a 1 month credit lol. The guy couldn't understand why I left...so I sent him the email where I said I'd leave...he never responded after that. --99.92.xxx.xxx

As result of more severe weather like what happened in Florida and Newfoundland a lot of houses are completely written off where the costs of replacing are high so the cost is passed through with higher insurance rates. More then likely they are going to rebuild where after the next hurricane the houses will written off again. While it is more expensive upfront to build a stronger structure the structure is going to minimal damage after a hurricane. One house was 20 percent in Florida was more expensive but after the hurricane it was house with minimal damage where all the other houses were blown away. Severe weather events are more destructive along existing structures will not withstand. --68.69.xxx.xxx

I have foremost. They seem to be the most reasonable cost wise. I have not had any claims so can't comment on that.

The last renewal went from $577 to $654 so up 13.3%

I got a quote from the insurance people at the mr LL convention and they wanted around $1200 per property, so it's not like they are any cheaper.

Anyone found a carrier that is reasonable? Sid, who are you using?

I also have foremost. Interesting that I bought it through progressive, as foremost is who they use for rental policies. But I was told Foremost is actually a Farmers company. The policy priced out at half of my current policy.

Funny thing, the insurance carrier I left was Farmers --169.150.xxx.xx

Interesting responses on Foremost cost-wise. They're my go to when my main carrier (Shelter) won't write the policy. I have two houses that are nearly identical in terms of sq footage, age, amenities, and location....the main difference is one house has a fuse box and the other is on breakers. $800/year (Foremost) vs. $335/year (Shelter).

Maybe a regional thing? --184.4.xx.xx
