2022. I'm looking for any information and specifics on comfort animals. Specifically what is determined to be acceptable and what are we allowed legally to check and charge if a perspective tenant tells us they have one. --76.189.xxx.xxx

Do a search here, basic rule is need doctor letter from in state doctor within 364 days on letterhead. Any animal damage is animal owner responsibility, bill in next rent cycle just like any other damages, including animal exhaust. --76.190.xxx.xxx

I went by an applicant's current residence when they were at work to see how their "Comfort Animal" would react to my knocking on their front door. Their income and credit report all came up with positive information. Their dog started barking even before I knocked on the door. It could hear me walking up to the door and began to bark. When I knocked on the door and spoke, the dog then tried to climb thru the walls looking for blood. A medium sized mutt.

This now gave me a clear picture on how their dog is not suited to live in an apartment and left alone all day.

I was able to REJECT this applicant and list it was their Dog's fault, "Too aggressive and not happy being left alone all day while the caregivers are at work".

This go the applicants furious that their expensive Doctors note failed to scare me into giving them the rental! --47.156.xx.xx

These attempts to redefine the pet relationship as some kind of legal necessity are all attempts to get around paying a pet deposit.

Which I say, "Why?". Mind you, a pet FEE is something different entirely. OK, I'm fine with waiving pet fees.

But a pet deposit is completely returnable, provided the owner is a responsible one, watches their pet and makes sure it doesn't damage the apartment. To repeat it gives them an incentive to be a responsible pet owner and rewards them for doing so.

What's wrong with that, legislators?

You know there's nothing wrong with that. Because you're just pandering for votes. Admit it.

I put a snippet in my esa request for accommodation form that says something to the affect of “we cooperate with hud to prosecute all fraudulent esa claims. And there’s an area for them to acknowledge “fraudulently claiming a support animal is a misdemeanor with up to a $750 fine. (Which is true….just not in my state : ). ) --174.206.xx.xxx
