I know it gets discouraging when searching for a new tenant, but keep in mind this mantra: "It only takes one!" You might interview 50 or even 150, but in the long run, only one can move in. So don't concentrate on all the ones who don't qualify - just look for that ONE who does.
We just had two tenants break their leases to leave the beach for their "dream job." Within just a few days or weeks of each other, I forget.
We had a few decent inquiries among the chaff but nothing worked out - so I had to keep telling myself, "Calm down, it only takes one!"
Well, first old tenant moved out Friday - new guy moved in Friday night. He's been signed up for a month now.
Other old tenant is moving out mid-October, and other new guy signed lease and paid partial deposit (Zelle issues) for the other place today. (Since we collect 2x the rent, deposits often have to paid in chunks as Zelle doesn't always allow a big payment the first time.)
BTW, both had to transfer money from brokerage and/or savings accounts - both are far more well off than tenants from the days of yore. One is a parts manager at a local car dealership and the other is a tech guy.
Biggest thing that works for us: 2x the rent in deposit - encourages cooperation - and 60 days rather than 30 days notice spelled out in lease or we can retain their deposit to cover any lost rents.
(Haven't had to keep a deposit for that reason in years though. People want their money back!)
