What are LLs favorite and safest types of electronic rent payments. I currently have 2 tenants who use Zelle, and I have used zelle also in the past, but I recently saw an article regarding the increasing use of fraud and scams associated with Zelle. So I may be looking for other options at some point in the near future.

I have been using the ACH system offered by the business services department at my local bank. I make it a requirement that payment be made in this manner.

The apps my residents may choose between for paying application fees and move-in expenses are Zelle pay, Google pay, or Pay pal.

I use Clearnow, who supports this site. For shorter term medical travelers, I invoice via QuickBooks and they pay via ACH.
I contemplated using the business services at my bank, but I like the fact that I can blame Clearnow if they want to block it at the last second, and it comes out anyway. :) they sign up with Clearnow, and then Clearnow handles the debit from their account. It shows up 3 days later. So, for October 1 rent, it was debited from their accounts on Monday, Oct 3, the first banking day after the 1st. I’ll get the funds on Thursday. I've been using QB for handling weekly, bi-weekly and monthly rents and I really like it. I'm using Clearnow also but am considering changing everything over to QB. The downside is that the tenant has to initiate, however, settlement is in one day. I do ACH only with QB and the fee is 1%. That means it costs more than Clearnow, but I like the idea of using one system that updates my books at the same time. --209.122.xx.xxx |

ClearNow has been around forever and is rock solid. You expense the service fees, which are worth it in terms of the time you save. With something like Zelle, the tenant is much more in control. --136.56.xxx.xxx |
