As you may know, my young couple broke the lease three months into the bargain. The young man, instead of calling and asking questions about the procedure (and I gave it to him in writing) went ahead and TURNED OFF the utilities to the unit (which is a NO NO especially heading into fall//winter in these parts) Because he did a cut off instead of having me to do the transfer at the exit inspection, which was 9/30, (he is not allowed to do the exit transfer according to the utility company) there is now a delivery charge involved.
It also makes it difficult to show the unit going forward.
Here in NYS we have 14 days to send explanation of sec dep/ etc after move out. I won't know what the delivery charges will be from the utility company are until another two weeks from now putting it past the time for the letter of explanation to go out.
Any advice?

I would just call the utility & get their estimated extra costs to have the service restored. Then just show that as an estimated costs on the settlement sheet. --71.184.xxx.xxx |

Wow, only 14 days? I think I’d try to estimate as much as you can…and/or if there is a range then go with the highest number and state in your letter to tenant that this is based off an estimate and may need to be adjusted once final numbers are known. Steve, was on the phone for over an hour with the utility at various depts and they would NOT give me an estimate. told me to wait until the bill came out. They were not concerned about the 14 day threshold. --174.208.xx.xx |
