How to enforce a no smoking policy in a 20 unit when unsure which units the smell is coming from. Had a signed no smoking addendum but foolishly with no consequence included. --98.63.xx.xxx |

This is so simple but many do not understand - pay attention here - use a paper towel, dampen from the faucet very slightly - wipe onto a wall, take note which wall - if it has your handprint in smoke you need to get a estimate to prime/seal/refinish this room. This gets charged to the next rent cycle - no payment plan, took a few weeks to stain the wall, they have 30 days to pay for it, just like any other damages. I have smoking and non-smoking buildings. If the smoke will travel into another unit, such as a tenant smoking oh their porch and the smoke goes into another tenants window, I will buy a Smokers Smoke Recovery filtration device and give it to the smoking tenant.
If they choose not to use it and still piss off other tenants, then I will serve a 3 day notice perform or quit.
Then comes an eviction.
The lease says, no smoking and has an addendum covering this topic. --47.156.xx.xx |

Ok, let me start by saying this is a JOKE...I'm not really suggesting this...it's just for humor.
Take 20 small cardboard boxes, drill a hole in each, print labels that say "smoke detection device", glue the labels on the box, and place them in each unit (Inform the tenants of why you are doing this). Also on the label it should say "Warning, motion sensor inside, do not move this device".

Thanks for the replies, the practical and the humorous. I sent out a reminder text and received 2 replies. One admitting he had been smoking but so were others.
