For the last 2.5 years I have had a great female tenant (mid-50's) who always paid her rent 1 week before the due date. This month her usual before the 1st rent did not arrive. On the 1st, I texted her "October rent?" and have not received a reply which is very unusual. She always responded to my texts. I did try to call her this morning and got no answer.
So the possibilities here are endless
1. She could be in the hospital
2. she could have died in the house
3. She could have skipped out but that would not be her style though. She is a retired RN and very professional in everything she does.
So, what would you do here? Drive across town and knock on her door? If she does not answer, would you go in anyway? Or just post a P/Q notice on the door and walk away? --71.207.xxx.x |

She's not old enough to really be worried about her, but I would check up on her.
Even good tenants go bad and when they go bad, it is pretty abrupt. On the other hand, the behavior is out of character and it wouldn't take up too much of your time to check up on her.
How observant are the neighbors? Sometimes just asking a neighbor is all you need to do.
She is retired so you can't call her job to see if she has shown up for work?
I would go so far as opening the door and calling out, If she is injured, she should respond and if she is dead, you should be able to smell it. --76.178.xxx.xxx |

I just tried calling her and I got a recorded message saying 'this number is no longer in service'. Yikes! This is where I hate being a landlord. I will have to investigate this and I hope nothing bad has happened here.

I've had similar issues before, rent not received and tenant not responding to calls, messages or emails. Most of the time I've seldom reached out to the tenant and they weren't expecting my calls.
Either they got a new cellphone number or device and hadn't programed in my phone number into the device's memory so to them I was a Stranger and not worth answering -- like I'm spam.
Or their phone died and they were on a trip with no way of charging their phone.
Or they changed their internet provider and got a new email address and forgot to forward it to me.
SO what I've done with the property is faraway is to call a neighbor or other tenant in the neighborhood and have them "Post" a notice taped to the tenants front door, "Please call the landlord ASAP" and also post the number.
Or I will call them at work.
They could be in the hospital with a covid related condition.

False Alarm here. Everything is fine but I would not know this unless I had knocked on her door. She had been in the hospital and she told me she thought had paid the rent while she was undergoing some tests for something. It was her daughter who had changed her cell phone carrier which explained why she had a new cell number. She was very apologetic that her rent did get paid as usual.
On Monday, she told me she would pay October and November rent to make up for her tardiness. We ended up talking on the front porch for about 30 minutes,...I had not seen her since I first rented to her 2.5 years ago. She is the type of tenant that I wish I had more of. --71.207.xxx.x |

If rent was due on the 1st and she normally pays ahead of time I would have done as you did with the text, then call. On Monday the 3rd though I would have posted the place. I do so quickly so that they know I am doing this to save them the $10 a day late fee.
I let them know we do this so its a win win. They don't get beat up on fees and the rent gets paid as soon as possible. The longer people wait, the worse things can get.
The loins share of our residents do online payments or they are paying an extra $20 already. Someone can slip away quality wise so quickly, and if they are starting off on the bottom 20% already, I am not taking too many chances.

I do not babysit my tenants like some M&P LL's do. When a tenant pays rent when due (or before) and abides by my lease, I leave them alone and I don't get involved in their personal lives. Most of my tenants I would not even recognize them if I saw them in Walmart. --71.207.xxx.x |

I'm glad to hear she's okay. But let's think of what this scenario teaches us.
This is a scenario where auto-pay would have helped everyone. She could not have "forgotten" because she wouldn't have needed to remember. You would have had your rent show up as always, and no one would have panicked. It would have been a non-event, and even this post would not have exited.
People forget. People get sick. People do what people do.
Auto-pay takes the money every month like clockwork, no forgetting, not sickness, no making up stuff as it goes along. It works. It keeps tenants on time and saves them late fees/late pays on their record. Explain the advantages to them and consider requiring it going forward.
