This thread is all about choosing renters. The most fateful choice a landlord can make. As we say, Choose (and/or) Perish haha.

After years of surviving in the trenches of landlording, including surviving years of government Moratoriums designed to bankrupt me.... I've come up with the Three Rules in choosing a good renter: "MBH".

Money..... Baggage... and History.

1. Do they make enough for the apartment?

2. What are they bringing in the apartment (people, dependents, and pets)

3. Know What They Did Last Summer

lol.

Its always a crap shoot, but I'm settling on these.

Thoughts? Amendments?

Last 2 groups, I asked, "is there anything I will find when I check the Superior Court records downtown?" Amazingly each group said YES and told me about a restraining order and a DUI conviction. In my area, finding good tenants that check all the right boxes has become difficult. I've lightened up a bit on classical screening criteria and now rely more on trying to determine how cooperative a potential tenant is going to be. --107.141.xx.xxx

history should include job history. I require at least one year on current job and previous job history for those w/ earned income. It shows they have the wherewithal to take care of their obligations (showing up for work can be tough, lol) and want to get ahead. --24.194.xxx.xx

Like most M & P LL's do, I make exceptions in rare cases such as this. This woman is a 9.5 on the 10 scale. If this woman had hugged you, you would not have resisted it either, assuming you still have blood flowing inside your veins. LOL ..if political party means what I think....you are likely going to get into fair housing issues eventually. Of course the "political party" code, means that the reset of us have to satisfy burdensome govt. regulations because of the behavior of "some" landlords.
