Think I just got a "Text Tester"

HUD Tester: "Hi I'm [insert fake name?] and does your unit required 2x or 3 times the rent in income?

Me: "3x gross income or subsidy equivalent"

HUD Tester: "What about pets? Do you have a pet rent or pet security deposit?"

Me: "We have an animal resident policy. Here is the link to start the process if you're interested"

HUD Tester: "Ok, I was just wondering b/c your ad doesn't have much information about requirements."

Me: "That's to avoid unwanted flagging of ads by web surfers."

HUD Tester: "I am no longer interested in this unit."

Me: "Ok, thank you for inquiring."

This is why I refuse to go into much detail with texting. I have my ads and I will touch base over the phone for my open house showings. I can not stay on the phone more than a few minutes and when they start asking "key" questions that can get me into trouble, I STAND MY GROUND AND GIVE THE RIGHT answers for me. When they ask do I accept pets? I respond: depending on the property, pet and ability of the tenant to care for it!

Meaning if the tenant works 40 miles away and long hours, leaving a dog alone in an apartment for 9 or 10 hours 5 days a week, no way! I do not allow animal or people abuse under my roof. --47.156.xx.xx

my google vm is in my zillow ads, but most everyone clicks the message button to inquire. When I do get a vm I ask for an email address or if it is ok to send text link to inquiry form. I answer NO questions, it is all in the ad. --24.194.xxx.xx

This conversation doesn't occur with me. Upon initial inquiry which generally comes via Zillow or text, I respond with directions to my Facebook page which contains a post on the vacancy along with a link to the Google pre-screening form. There is an area on the form for questions or comments. All information is included in the ad and I refer them back to it. --209.122.xx.xxx

While someone that is insufficient income where eventually default on rent it is prudent not to accept them. Usually people on social assistance have low incomes. The process is simple where all adults can view rental units or rental house then all adults will provided with rental applications then if accepted will be required to have all utiilities in their name. All rental applications must have three pieces of photocopied identity along with a valid social insurance number. Usually problem tenants will be looking for keys so they are not going to bother to waste time looking for rental they already they will not be qualified. It is not discrimation where income, nationality or anything else they can claim a human rights issue. What there people have to understand is judgements along unpaid bills will set a precedent with rent not income. There is housing as a last resort where here it is called comunity housing where the housing authority has always had bad reputation. Once evicted then evicted for life. In the province of Ontario vacancy rates are really low where one per cent in some urban areas where a credit score of seven hundred and above or you keep looking, It is not discrimination as responsible honest people will be always have less issues. Where those with low credit scores will have problems with alcoholism, illegal drugs. Today was in apartment building where in the elevator a person you smell the beer where had a large amount of beer in his hands where more then likely will be defaulting on rent. I seen him driving his vehicle where wondered if he was impaired. Rental housing can not support addiction problems or those who are constantly getting evicted. One time had someone apply for a apartment where drove by the house he said he was living was could not believe the amount of aluminum beer cans in front of the house where decided to put the application aside. That amount of beer cans would be a substantial deposit if taken back to beer store. Bad tenants are screened out end of story. If they do not agree about credit checks they will never come over as they know they will not be accepted. --68.69.xxx.xxx
