Hello guys,
I used to have Realtor license in 2009 and got 6 great properties (foreclosures) because I had access to MLS. I had long term illness so my license currently is inactive status for 5 years and I probably have to go to school again to be an active Realtor. My question is would you get a Realtor license in this market to get access to MLS/buy properties or should I wait until it will be the buyers market? P.S. There are expenses to be a Realtor, considering I only want to have MLS access and not to be a regular Realtor. --70.104.xxx.xxx |

? Everyone had access to the MLS these days ?
Realtors aren't supposed to carry pocket listings anymore either - bad for Seller so illegal - so I'm not sure being a Realtor does much for you on the Buying side UNLESS you get a commission? --74.110.xxx.xx |

I told my RE agent recently the main reason I do not have a RE license is because I would have to play the RE game by the same rules that he does. And most of the sellers who I have bought $5K houses from, would not have given me the time of day if I had been licensed RE agent (these FSBO sellers hated RE agents).
I do have general public access to the MLS system but most of the houses I have bought have come highly motivated FSBOs. --71.207.xxx.x |

If you really want to monitor the MLS then yes. Is it possible to develop a relationship with an agent who could do this for you? --172.56.xx.xx |

Wait until the market tanks and pick up anything on a fire sale. Like 30 to 50% off current market prices. --47.156.xx.xx |

Thought there is a way to get MLS access without being a realtor...but don't know how...just heard that some had access that weren't a realtor. --75.11.xx.xx |

There are 2 types of MLS access. One is for the general public and another much more detailed MLS access is for licensed RE agents only. It is probably password protected too.
I have a house listed on the ValleyMLS dot com. Anyone can go there and look at my house for sale and hundreds of other houses for sale. --71.207.xxx.x |
