Regarding your post yesterday on the topic of "Junk left behind." I do not do what you do because of the following Indiana law IC 32-31-4-2.
Indiana Code Title 32. Property § 32-31-4-2
Sec. 2 . (a) A landlord has no liability for loss or damage to a tenant's personal property if the tenant's personal property has been abandoned by the tenant.
(b)For purposes of this section, a tenant’s personal property is considered abandoned if reasonable person would conclude that the tenant has vacated the premises and has surrendered possession of the personal property.
I print out a form on Word that contains the above and the following sentence,
The owner has found -- address of property -- to be abandoned on -- date you say it is abandoned.
The evidence I use is: no utilities on (disconnected), no hygienic items in the bathroom, no food and/or cooking utensils, no pets if they had them, no cigarettes if they had them, no vehicle parked nearby for a few days.
