So a number of years ago I moved out of state but I kept my buildings. Actually it worked pretty well for me managing them for the most part. But now I think it's time for me to start selling. So my first target is just a duplex. I'm wondering how best to do this.

The people in this building, really want to stay and with the new interest rate rise I understand sales have slowed down and look like they'll continue to slow down even more. I really don't want to move them out and also don't want to lose the income for a long time.

Has anybody done this? I'm wondering how it can be shown. Perhaps the real estate agent taking pictures? Showing those first until they find somebody who looks to be really serious?

I have five more in the area, some as big as nine units but this will be my first sale ever of anything. --185.199.xxx.xx

I was a licensed home inspector for 7 years, and inspected over 1,500 homes. In other words, I know what people think of a house walking through it and hear all their comments. A "lived in" house never shows as good as an empty one (although a staged house shows the best). And it's unlikely your tenant will clean the place to a level that would appeal to most buyers.

IMO you'll be money ahead if you get them out first, then clean the house up and sell it. --99.92.xxx.xxx

I sell all of the time with tenants in my rentals. Apartments and even some single family homes. Before I'll have my agent do a show with a "Hot Client", I'll have them do a test run.

Listen, if you are going to be cheap and force your tenants to allow you to show the property with short notice, things won't go so well.

Instead I bribe my tenants with kindness and treats if they assist and allow showings with limited notice, keep the rental clean and stay out of the way of my agent. When I say treats, I sometimes give my agent "Gift Cards" for a local restaurant or market. Let them get out of the rental for a couple of hours and as a reward, I'll pick up lunch, a dinner or movie.

If I'm going to make a $100K or more, what's a few hundred getting tenants to be on board with my efforts to sell.

In one case when I was selling a home, I had another vacancy that I offered my tenants if they helped my agent. They were renting a 1300 square foot home and my other rental was larger with a nicer backyard and detached garage. --47.156.xx.xx

I sold a duplex and a triplex with tenants in place. We did 2 Open Houses. Both sold within a week. We notified the tenants and asked for their cooperation. No problems. Some investors want the immediate income. We had good paying tenants(forthe most part) who kept their places decent. --73.230.xxx.xx

It's a duplex and investors want cash flow so sell with tenants in place.

Last couple of duplexes were selling for 12-14X gross around here but all RE is local so get your agent to take care of since you are out of town. Tell them you want a discount on the commission as you will have several for sale over time.

You're an investor, you know what we want.

Rent roll, list of updates, age of roof, age of appliances, age of water heater, age of HVAC. Put some lipstick on the pig and an investor will bite (we're not that bright). --12.21.xxx.xxx

As a package deal you could sell them in a bundle for even more than individually.

Moreover - selling them as a group would make a 1031 that much easier to do thus easier on your wallet. --24.101.xxx.xxx
