Doing a little research on rents and application terms and I found this on one sight, it's interest what other's are asking for. They manage property in a few states, I cut and pasted it here:

Application & Lease Standards

Applicants - All persons who will reside in the property and are eighteen (18) years of age or older must complete the application process.

Application Fees - $60 per Applicant. Application fees are non-refundable and are used by Premier Property Management Group to pay for the processing of the application.

Lease Terms - The standard lease term is twenty-four (24) months with a rent increase at the start of the second year.

APPLICATION REQUIREMENTS

Credit Requirements

Credit 499 and below will be automatically turned down.

Credit 500-549 will automatically be charged a higher amount on the security deposit.

Credit 550+ will be eligible for no additional deposit, based on credit alone.

**Please note, deposit could still increase based on rental history and additional screening information.

**Past due accounts will be taken into consideration when analyzing the credit report and may affect approvals even if the score reflected meets or exceeds the minimum credit requirement.

Credit History: If any of the following criteria is individually or collectively found, application is subject to be turned down or if approved, due to our risk management policy applicant will be required to pay a higher deposit.

No open Bankruptcies

No dismissed bankruptcies within 5 calendar years.

No discharged bankruptcies within 2 calendar years.

No FEDs within 3 calendar years.

No FEDs with significant patterns.

No rental collections or monetary judgements

*Any rental collection in the amount of $1,500 or more (paid or unpaid) will automatically be turned down. Any unpaid judgements will be questioned and proof of payment of monetary judgement/collections will be required.

Employment History

At least nine (9) months of steady employment history is required. If current employment is less than nine (9) months, previous employment history is required.

If self-employed, please provide 6 months bank statements along with last years full tax returns.

Rental History

No lease infringements.

A history of a minimum of 12 months of on-time monthly payments.

If you do not have previous rental or mortgage history you will be subject to pay a higher deposit amount.

*Deposit may increase due to outcome of rental history*

Income Requirement & Verification

Applicant(s) combined NET income must be equal or greater than three times the monthly rent.

Income Verification Documents:

A copy of the two most recent pay stubs for each applicant.

A copy of the most recent bank statement for each applicant.

*Bank statements must show direct deposit/proof of payment from employer into account.

Proof of any additional income documentation (if applicable).

Child Support

Alimony

Social Security

Disability

Annuities

Trust Funds

Security Deposits

Security Deposit will be no less than 100% of monthly rent.

**Upon application approval, any deposit paid is to remove the specified property from the open market, if still available, and hold the property for the approved applicant. If applicant is approved but decides they no longer want the property that has been removed from the open market and held for them, their deposit is forfeited and retained by management.**

APPLICATION CHECK LIST:

*Make sure each of these items is completed before submitting the application. All documentation is to be submitted in the downloaded ".PDF" format.*

___ All parties have properly signed and initialed as required on the application.

___ Accurate employment history is provided.

___ Accurate residence and prior residence information is provided.

___ A copy of Driver’s License / Photo ID is attached.

___ A copy of the two most recent pay stubs is attached, along with a copy of the most recent bank statement for pay received via Direct Deposit.

Application Convenience Fee: $3.00

Application Fee For:

Applicants/Co-applicants (roommates, spouse): $60.00

Other (dependents): $60.00

I like it, however, it is a lot of reading for a tenant to do, therefore, I think there will be a lot of incomplete applications.

Application convenience fee is a joke (rip off). This is the type of add-ons that I disagree with.

I like how they use both, copies of pay stubs and bank statement to verify income as someone may fake check stubs. Of course, they could do the same with bank statements.

I also like how they ask for 12 months of on time rent. Everyone should be doing this.

I don't know what FED's are?

I guess this makes for a 3 page application.

I need to up my application fee.

Is this all in their ad, or do they have it on their website & direct people there?

It is a lot to expect someone to read - but those who don't will probably screen themselves out by not following directions.

Instead of "photo ID", I ask for "government-issued photo ID". A work ID or one generated by them on a computer is not sufficient. --68.229.xxx.xxx

Always good to see what the competition is doing. My main question is are these LL's my competition? What kinds of places do they rent?

My guess is these are Class B land lord. So not my competition. The requirements would be excessive for Class C, and besides I already get what I need in the way of tenants without some of the excesss. But that doesn't mean I can't borrow ideas from them.
