This tenant will be hit with a termination notice due to claw damage to my common area stairs and hallway. I do not plan to disclose this to tenant. Although extra wear and tear can be challenged that tenants dogs did not cause the damage (claw marks). To mitigate, I am going to offer a low floor unit with own driveway and private porch to the tenant for 20% more at a nearby location. The current unit is up high in a common area building, this one is first floor level. Thoughts? --76.105.x.x |

I did not go back to the previous thread so I don’t know the back story.
But this I know, don’t play games. No need for clever tricks. They backfire. They cause LL anxiety.
I don’t understand why you want to give this person special privileges.
I do not want residents who lie and cheat. Give them notice to vacate or non-renewal of lease.

You're in California so you have your own special rules. If it was anywhere else in the country, you could give a notice to quit for violating the lease.

I wonder who locked an animal in the common area? Otherwise, no reason for claw marks. I would put them in another unit if they are paying and all else is OK. That is if they are willing to go there. All of them are 'service dogs' now. Nobody has pets anymore, that is so yesterday.
They all provide critical "Emotional Support".
In other words, no pet deposit, fire at will.

I just got a FaceBook recommendation (probably because I follow a local rentals wanted page) for a woman who helps people "register their pets as comfort animals so you can take them and live with them anywhere".
