Ms. Cosplay does not qualify on the basis of income although she intends to have a roommate. Her social media indicates she is as nutty as a fruitcake, but I digress.
Woman with decent credit score/work history/rental history has serial felonious boyfriends move in with her and her 50 something mother. I have ways of checking these things after they sign the pre-form agreeing to a preliminary fact check.
Have to tread very lightly to DQ number two (literally?) This is NYS where criminal activity is smiled upon and fake criminal activity is prosecuted.
All I'm getting so far IS #1 and #2! LOL. Again, I feel your pain, Duplexer!

Same here.
Supposed cleaning service workers, self employed
handymen" that don't have a truck or tools, gas station and mini-mart workers, clerks at Dollar General or checkers at grocery stores. Also, of course, half of the population is "on disability" (but of course has plenty of money for their marijuana, beer and cigs).
It seems a good candidate is a worker at a casino (at least the casino's are doing a booming business) or at a marijuana sales store.

Option 1: Block emails, text/phone. Ignore any attempt to contact you. They will go away.
Option 2: "Thank you for applying. Unfortunately, we cannot approve your application at this time. For specific information about why your application was not approved, please send your request along with a self-addressed, stamped envelope to PO Box 123 Anywhere Ave. NY. Please allow up to 2 weeks from time of receipt for a response."
With Option 1, there's nothing to say or do. They get tired of being ignored and that's it. With Option 2, which is how I've done every rejection the past 15 years, no one ever sends a letter. Either they know why already, or they are lazy and never send the request. Works for me either way.

My City and State (Los Angeles, California) are in the process of enacting new legislation that requires landlords to accept felons as tenants, otherwise they felons would have no roof over their heads and might break into a residence and kill someone! So is the mentality of the situation.
Also with the Section 8 program in California, Section 8 and the ones in charge of prisons teamed up to scam Section 8 landlords to accept their "applicants". But instead of disclosing the truth, Section 8 we have someone already approved and we guarantee the applicants portion of their rent for the first six months. And we will give you a $500 deposit. How nice of them considering the State is giving Section 8 something like $10,000 to find housing for felons -- and the landlords at risk only get a $500 deposit. --47.156.xx.xx |

Don't DQ yet, instead say their app cannot be completed at this time. Ask for SASE for explanation. Don't know NY laws, but don't you have something in your screening criteria for no recent felons? Is boyfriend going to be on the lease? Do you have a clause stating boyfriends/girlfriends cannot stay there unless on the lease? We have a clause saying no visitors more than 14 days/year even if on non-contiguous days...add that clause if you can legally. --99.92.xxx.xxx |
